Landlord roof surveys for homes and businesses in Farnborough
Access needs arranging before a survey of a let or shared building. The loft space and certain flats may need to be opened up for us and residents will need to be told ahead of time. Your agent or you arrange access, and we confirm what we need when you book. Any part we couldn’t reach is noted in the report. Common reasons to book are blocked gutters over flats and worn ridges, hips and verges, across rented houses, converted houses and blocks of flats.
In a town like Farnborough, older houses with slate or clay tile roofs normally sit alongside later estates with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Roofs, chimneys and gutters in Farnborough
Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
Living close to Snaky Lane Community Wildlife Area is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. Landlords with a home close to Farnborough Main station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Common questions in Farnborough
Do you survey roofs for landlords with property near Farnborough Main station?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Is my home in Farnborough listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.
Do you use drones?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
Can you survey in bad weather?
Light rain does not usually stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.
Do you climb onto every roof?
Only where it’s safe to do so. We inspect everything that’s safely in view: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. The report says if anything couldn’t be seen.
Can I check my roof myself?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
When you need someone else
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- The rest of the building, as a RICS Level 2 or 3 survey would
- Structural calculations or an engineer’s report
- Roof areas we weren’t given access to
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and does not.
What this survey covers
- Blocks of flats
- Rented houses
- Shared roofs
- Gutters and downpipes
- Converted houses
- Flat roofs on blocks
Different roofs, different checks
Pitched roofs on houses and blocks
Slipped slates on older roofs can point to corroded nails. We note what we can see.
Gutters and downpipes
Blocked gutters cause many leaks into top-floor flats. We check gutters, outlets and downpipes as far as can safely be seen.

Signs you need a landlord roof survey in Farnborough
Roofs on let and shared buildings often get less regular attention than owner-occupied homes. Small defects go unnoticed until water comes through a ceiling, by which point the damage has spread.
Most people get in touch when they’ve noticed something like this:
- Leaking joints at party walls
- Missing or loose roof coverings
- Flashings that have come away
- Leaks into upper flats
If you look after a shop, office or commercial unit, for example near Hart Shopping Centre, a roof report helps plan work around trading rather than after a leak.
Questions to ask before booking
- Their report turnaround times
- Whether they hold professional indemnity and public liability insurance
- Will the report include photos?
- Will they check the loft as well as the outside?
What happens on the day
Once we have finished looking, we write up our findings as a written report with photos, emailed to you. On timing, it normally takes about one to two hours at most homes, with bigger or more complicated roofs taking longer. Parking in a town like Farnborough is typically simple, but let us know if there is a driveway or any restrictions. We check the roof from the ground and from windows, then from the loft where there’s safe access, and from the roof itself where it’s safe.
- We start with what you know about the building and its history.
- We confirm the access we’ll need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- You receive photos and recommendations, prioritised where relevant.
Before the survey
- Make sure pets are kept safely away
- Let us know about any leaks, stains or damp patches you know of
- Leave a clear route to the loft
