Southwood homes and their roofs

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Living close to Ancells Farm Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Anyone responsible for a site like Southwood Infant School will know that large buildings have long gutter runs and big roofs that need checking like any other. The streets around a church such as St John the Baptist are often among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

About our landlord roof survey in Southwood

Access needs arranging before a survey of a let or shared building. The roof space and certain flats may need to be opened up for us and residents will need to be told ahead of time. Your agent or you arrange access and we will say what we need when you book. Where we cannot get into part of the building, the report says so. We survey shared roofs, rented houses and blocks of flats, and people most often book us about gutters overflowing onto walls and splits and blisters in flat roof coverings.

Around Southwood, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

What you get is a clear record of the let or shared roof on the day we saw it. That makes it useful now and a handy reference later.

Different roofs, different checks

Flat roofs on blocks and rear additions

Felt flat roofs frequently need replacing after around 15–20 years, so their age matters.

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.

What a landlord roof survey does not cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Walls, floors and services beyond the roof
  • Parts of the roof we can’t safely see or access
  • Responsibility under a lease

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

  • Blocks of flats
  • Gutters and downpipes
  • Converted houses
  • Flat roofs on blocks
  • Rented houses

What a survey costs

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • The roof’s overall size
  • The type of building, from a house to a block or an office
  • Whether thermal imaging or a drone is needed
  • Height and safe access

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for your roof before booking.

What to let us know when you contact us

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • Any stains, drips or damp patches you’ve seen indoors
  • What kind of property and roof it is
  • Why you want a survey: buying, a leak, a storm or new work
  • Whether there is a loft hatch, a shared roof or tricky access

Getting a price is simple: just ring 07833 053749 or email us, let us know about the property and we will explain which survey suits. We confirm the price before anything is booked.

DIY checks: what’s safe

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What happens on the day

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours for a single let house, with blocks of flats taking longer. With a bit of garden around a house, as there frequently is around Southwood, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there is safe access, completes the picture.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Before we arrive

  • Unlock side gates and any roof access doors
  • Find any records of previous roof work
  • Keep pets inside or away from the areas we’re looking at

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

Common questions in Southwood

Do you survey roofs for landlords with property near Fleet station?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or send us an email with the address and what you need.

Will you come out to Southwood?

We do. A small place gets exactly the same survey as a big one.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will you go up on the roof?

Only where it’s safe to do so. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

How much is a survey?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

How long will you be at the property?

Most surveys take an hour or two at most homes, and about three to four hours for a commercial roof. The report follows by email.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
