Landlord roof surveys for homes and businesses in Aldershot
Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. Typical surveys look at parapets and upstands in poor repair and worn ridges, hips and verges, across gutters and downpipes, flat roofs on blocks and rented houses.
In a town like Aldershot, most homes are houses whose owners look after their own roofs. A slipped tile or blocked gutter costs far less to sort than the damp it causes later. A roof report gives you a list of what needs doing and how soon. The photographs let you see the parts of the roof you cannot get to.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Useful tips for Aldershot property owners
Here are a few things we’d tell any owner, before and after a survey:
- Tell tenants when we are coming
- Make leak reporting easy for tenants
- Keep the loft hatch clear and reachable
- Keep roof outlets and gutters clear
How soon the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Agents often choose the package that suits the building.
Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.
Questions from Aldershot
Can a landlord with a rental near Aldershot station book a roof survey?
Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or email us and let us know about the building.
Is my home in Aldershot listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Which days do you carry out surveys?
We carry out surveys on any day of the week. To arrange a date, ring 07833 053749 or send us an email.
Can we use the survey to plan a roof budget?
Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. Repair costs are not included, but contractors can price from it.
Do you use drones?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Why act early in Aldershot
Quotes from contractors set out the work they want to carry out. A survey gives you an independent view of the roof before you commission work so you know what you are asking contractors to price. Once water reaches the loft insulation in a home in Aldershot, it loses much of its value and is slow to dry. That is an extra cost on top of the roof work itself.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
Why book us in Aldershot

When to book a survey in Aldershot
A tenant reporting damp or a stained ceiling is a common reason to book. We check whether the roof or rainwater system is the likely cause, as far as can be seen.
Things that often lead to a survey include:
- Blocked gutters over flats
- Flashings that have come away
- Mortar falling from ridges and verges
- Damaged pots and flaunching
Take an older house close to Church of the Holy Trinity: old fixings, lead flashings and tall chimneys are typical of older roofs.

What a landlord roof survey looks like in Aldershot
Historic houses such as Farnham Castle, about 2.7 miles south-west, show how far back building in the area around Aldershot goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Landlords with a home close to Aldershot station may find that the gap between tenancies is a good time to have the roof looked at. Trees in and around Princes Gardens shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

How we price landlord roof surveys
All our prices include VAT. The things that change the price are:
- The number of roofs, including extensions and garages
- Whether you choose the Basic, Standard or Premium Survey
- If the survey needs thermal imaging or a drone
- Chimneys, valleys, parapets and other details
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.
What to let us know when you get in touch
There is no need for technical words. It is enough to let us know:
- Any stains, drips or damp patches you’ve seen indoors
- The style of property, from a terrace to a block
- When you need the report by
- Access details, like a loft hatch or a shared roof
Unsure which package suits your roof? It is easiest to ring 07833 053749 or drop us an email and describe the roof and what’s worrying you. We will explain the options and the price.
How it works
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about 1–2 hours for a house, and longer for a block or a building with several roofs. Most visits in a town like Aldershot start at the front of the house and work round to the back. The back garden is frequently where extensions, dormers and rear slopes are best seen, so unlocked gates help. The loft comes next, where there’s safe access.
- We agree which roofs and which parts of the building are included.
- Access to flats and the roof space is arranged with you ahead of time.
- We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
- We photograph each defect and note how urgent it looks.
- We send a written report you can use to plan maintenance and budgets.
Before the survey
- Gather any invoices or paperwork from past roof work
- Buyers: confirm access with the estate agent or seller
- Make sure the loft hatch can be reached
