Landlord roof survey in Hale: what you get

We check the same things on a let roof as on any other: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs over blocks, rear additions and garages are covered too when they’re in the agreed scope. We also look at chimneys, parapets and party-wall upstands where it’s safe to see them, along with the roof space where there’s safe access. Typical surveys look at slipped or missing slates and tiles and ponding or splits on flat roofs, across gutters and downpipes, shared roofs and blocks of flats.

In a small place like Hale, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

Why get it checked now?

A dated condition report is useful for the building’s records. Surveying again later shows what has changed which helps with rolling maintenance. In a place like Hale, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

What we cannot see

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Confirming asbestos in older roof materials
  • Legal advice on leases or service charges

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before you book. What a survey covers and doesn’t.

  • Rented houses
  • Gutters and downpipes
  • Converted houses

Hale questions

Will you come out to Hale?

Yes, Hale is covered. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Does a conservation area affect roof work in Hale?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

How long will you be on site?

For a single house, expect about 1–2 hours on site, with blocks and complex roofs taking longer.

Will you inspect a roof that several owners share?

Yes, we survey shared roofs often. We can only inspect neighbouring parts from where we are allowed to be and we’ll say so.

Who do you carry out landlord roof surveys for?

Landlords, letting agents, managing agents and freeholders book it along with residents’ and RTM management companies. Leaseholders sometimes book it as well.

Do you advise on who is responsible under the lease?

No, we do not advise on leases, so ask your managing agent or a solicitor. Our job is to report on the roof itself.

Will the survey cover the whole building?

No, it focuses on the roof. It isn’t a RICS Level 2 or 3 building survey, and it’s not a structural engineer’s report.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Arrange flat access in advance
  • Ask residents to report damp right away
  • Book gutter clearing at least once a year
  • Ask your managing agent about lease terms

How soon the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Agents often choose the package that suits the building.

Encourage residents to tell you about leaks or damp right away. The sooner you know, the smaller the problem usually is.

Hale homes and their roofs

About 1.1 miles south-west lies Farnham Castle, a reminder of how long the area around Hale has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Trees in and around Weybourne LNR shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. For an older house near a landmark like The Church of St John the Evangelist, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Take a building like Farnham Heath End School: a written record of a large roof helps plan work for the holidays rather than in term time.

Hale is about 1 mile north of Farnham, in Surrey. Hale gets the same service as everywhere else we work: a careful inspection, photos and a written report. We cover towns and villages across Surrey, from the larger towns to small villages. There is also a page for Guildford.

What happens on the day

We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we cannot see is noted in the report. Most visits take about one to two hours for a house, and longer for a block or a building with several roofs. Somewhere as small as Hale, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Before the survey

  • Have any paperwork from past roof work to hand
  • Point out any leaks or damp patches
  • If the roof is shared, arrange access with whoever manages the building

Arrange a survey

A quick phone call is normally the easiest start: ring 07833 053749 or drop us an email and we’ll ask a few questions about the roof. You will have a price before anything is arranged.

Roof by roof

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Their flashings and pointing can let water in.

Pitched roofs on houses and blocks

Slate and tiled pitched roofs are common on let and shared buildings. We check coverings, ridges, hips, valleys and flashings where it’s safe to see them.

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
