Roof leak investigation in Hale, Surrey

A careful look at the leaking roof at your property in Hale, and put it all in a written report with photos.

  • Water coming in around a roof light or dormer
  • Drips in the loft during heavy rain
  • Ceiling stains that grow after rain

Signs you need a roof leak investigation in Hale

Valleys carry a lot of water. Split linings, slipped valley tiles or debris can push water under the slates or tiles. The stain may appear well away from the valley itself.

Look out for signs like these:

  • Wet patches on loft insulation
  • Water marks that spread in wet weather
  • Damp on a chimney breast
  • Damp walls below an overflowing gutter

Trees in and around Weybourne LNR shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Choosing a roof surveyor

  • Will they check the loft as well as the outside?
  • Whether you can ask questions once you have the report
  • Whether VAT is in the quoted price
  • Whether you get a written report with photos

What’s in a roof survey

Roof leak investigation in Hale

Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. Each of these is checked in turn and follow the evidence. Every chimney, dormer and roof light adds more joints to check. Each one is looked at from wherever it is safe to see it. Common reasons to book are ceiling stains that grow after rain and wet patches high on an inside wall, on valleys and parapet gutters, flat roof details and the roof space.

Somewhere as small as Hale, older roofs have frequently been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

What a roof leak investigation doesn’t cover

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Structural calculations (that is a structural engineer’s job)
  • A promise to find every leak on a single visit
  • Plumbing leaks that look like roof leaks

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before you book. What our survey covers.

What we check

  • Slate and tile slopes
  • Lead flashings
  • Valleys and parapet gutters
  • The roof space
  • Rooflights and dormers
  • Chimney stacks
  • Flat roof details

What a survey costs

A few things affect what a survey costs:

  • If the survey needs thermal imaging or a drone
  • Which survey package you book
  • Extensions, dormers and garages with roofs of their own
  • The shape of the roof and its details

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Booking your survey

You don’t need to know any roofing terms. It is enough to tell us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Any photos you have, taken from ground level or a window
  • Any marks or damp showing indoors
  • How the loft is reached, if there is one

If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

Common questions in Hale

How do I find out if my home in Hale is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you carry out roof surveys in Hale?

Yes. Our area covers London and South East England, and Hale is part of that. You can call 07833 053749 or use the contact form with the address and some details.

What should I do before you arrive?

Make sure the loft can be reached. Gather any photos and notes about when it leaks, and let us know about past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours for most homes, though a hard-to-trace leak can take longer. Somewhere as small as Hale, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Preparing for the visit

  • Make sure the loft hatch can be reached
  • Show us where any leaks or stains appear
  • For a flat or shared roof, check access with the building owner or managing agent

Book a survey

A quick phone call is typically the easiest start: phone 07833 053749 or email us and we will ask a few questions about the roof. The price is agreed before a date is set.

Why act early in Hale

Damp loft insulation loses much of its value. A slow leak can soak it for months before a stain appears. The sooner the cause is found, the less needs replacing. Around Hale, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for the job before booking.
