Electronic leak detection in Hale
A leak in a flat roof often shows up a long way from where the water gets in. So the stain inside rarely sits under the hole. ELD tests the waterproofing directly, to find where it has been breached. We test and report and leave the repair to your roofer. On a suitable roof, it takes the guesswork out of finding the hole. We then send you the results in a written report. We are frequently asked to look into punctures from foot traffic or tools and new roofs to check before paving or planting, across liquid-applied waterproofing, roof terraces and balconies and commercial flat roofs.
Some older homes in villages like Hale are listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

What we cannot see
It is useful to know what a survey won’t do before you book:
- Sections we can’t safely access
- Some conductive membranes
- Water entering through details rather than the membrane
If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey before you book. The full list of what we check.
What we check
- Commercial flat roofs
- Green roofs
- Single-ply roofs
- Roof terraces and balconies
- Liquid-applied waterproofing
- Flat roof membranes
How it works
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, take photographs as we go and record our findings for the written report. It usually takes longer on a large roof than a small one, with the construction of the roof playing a part too. In a small place like Hale, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We ask about the roof, its age, its membrane and where leaks appear inside.
- We check that the membrane and build-up suit electronic leak detection.
- We pick the low-voltage or high-voltage method that suits the roof.
- Testing runs across the roof to locate breaches in the membrane.
- You get a report showing where each breach is, for your roofer to repair.
Preparing for the visit
- If you’re buying, check with the agent that we can get in
- Have keys ready for side gates, garages or roof access doors
- Agree roof access with the managing agent if it’s shared

Why it’s worth a survey now in Hale
Chasing a leak again and again is frustrating. A report showing the breach points gives your roofer a clear target. Where a roof is exposed, as many are in small places like Hale, driving rain gets into any weakness, and damp in older walls is slow to dry out.
All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You’ll know the exact price before booking.

Electronic leak detection in Hale: local notes
Hale has a number of hotels within about a mile and a half, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
If yours is one of the older homes in the streets near The Church of St John the Evangelist, the flat roofs on later extensions tend to wear out long before the main roof. For hotels and guest houses around Hale, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do. If you own a rental within reach of Farnham station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Hale: your questions answered
Does a conservation area affect roof work in Hale?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover commercial flat roofs around Hale?
Yes, we cover commercial roofs as well as homes. Access to the roof is sorted out with whoever manages the building before the day.
Are you insured?
Our cover is professional indemnity plus public liability.
Will I get photos?
Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.
Can you survey in bad weather?
A survey can usually go ahead in light rain, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.
How quickly is the report sent?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.
Will you fly a drone over my roof?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
What you can safely check yourself
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
