Flat roof surveys near Hale

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. It typically takes an hour or two at a typical home, or half a day or so for a commercial building. Somewhere like Hale needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before the survey

  • Tell us where we can park nearby
  • Have any questions written down, so nothing gets missed
  • Tell us about any leaks, stains or damp patches you know of

How a flat roof survey works in Hale

We inspect a flat roof from wherever it can safely be seen: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. If you’ve noticed failed upstands where the roof meets a wall and loose or cracked edge trims, we can find out what’s behind it.

In a small place like Hale, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Why act early in Hale

Most flat roofs are out of sight, so they’re easy to forget. Owners frequently learn the roof is at the end of its life only when it leaks. Regular surveys mean it won’t come as a surprise. Where a roof is exposed, as many are in small places like Hale, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Hale questions

Is my home in Hale listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you cover smaller places like Hale?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Will you fly a drone over my roof?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

What happens after the survey?

You receive the written report by email, with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

How many years has my flat roof got left?

We do not put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.

What’s the best way to book?

Just call 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What a survey costs

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • Whether you choose the Basic, Standard or Premium Survey
  • Extensions, dormers and garages with roofs of their own
  • The size of the roof
  • Any need for thermal images or a drone flight

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

What to tell us when you contact us

You do not need to know any roofing terms. Just let us know:

  • Where any leaks, stains or damp patches show inside
  • Dates you are working to, such as exchange
  • What’s prompted the survey
  • Pictures of the roof from a safe spot, if you have them

Most bookings start with a short call: ring 07833 053749 or drop us an email, and we will ask about the building and what you need. The price is agreed before a date is set.

What this survey cannot tell you

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • Fragile surfaces, which we don’t walk on
  • The condition of the deck or insulation hidden under the covering
  • A structural engineer’s assessment of the deck

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey before booking. What our survey covers.

Roof types and parts we check

  • Felt flat roofs
  • Single-ply membranes
  • Mastic asphalt
  • EPDM rubber
  • GRP fibreglass
  • Upstands and outlets

Landlord and commercial surveys in Hale

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

Local flat roofs in Hale

Hale has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. Farnham Castle, about 1.1 miles south-west, is one of the historic houses in the wider area around Hale. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you let a flat or house near Farnham station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Hotels and guest houses near Hale can’t easily close rooms for a leak, so it pays to find faults before guests do. If yours is one of the older homes in the streets near The Church of St John the Evangelist, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Hale is about 1 mile north of Farnham, in Surrey. Hale is one of many places we visit across Surrey. We cover towns and villages across Surrey, from the larger towns to small villages. Our Guildford page covers surveys nearby.

Here we cover the GU9 postcode area for flat roof surveys. That includes homes and businesses on Fairview Gardens, Farnborough Road and White Cottage Close. If you are just outside Hale, we cover Heath End (1 mile north), Weybourne (1 mile north-east), Upper Hale (1 mile north-west), Badshot Lea (1 mile east) and Farnham (1 mile south). Larger places within reach include Guildford (9 miles east), Woking (11 miles north-east), Camberley (8 miles north), Frimley (6 miles north), Haslemere (10 miles south) and Cranleigh (15 miles south-east).
