About roof surveys in GU17
Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. We survey the roof space, chimney stacks and natural slate, and common reasons people get in touch are torn or sagging underlay and crumbling chimney pointing or cracked flaunching.
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take an hour or two at a typical home; commercial roofs usually need 3–4 hours.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.

What’s near Blackwater
Around Blackwater, our work takes us to homes and buildings near Royal Military Academy Library, Sandhurst Memorial Park and Frogmore Community College and the streets around them. Nearby too are Mr Bumble pub (0.6 miles south-east), Frogmore Infant School (under half a mile south-west) and St Barnabas Church (within half a mile west). The nearest railway station is Blackwater station, roughly 0.6 miles east. Other landmarks nearby include Frimley Park Hospital (2.4 miles south-east) and Staff College Museum (1.9 miles east). Not far away are Horseshoe Lake and Ball Hill.
Roof surveys across GU17: local notes
Older homes across GU17 often keep chimney stacks long after the fires went out, and their flashings and pointing need checking like any other part of the roof. Gutters, valleys and fixings come next.
Several airports in London and South East England have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in GU17. Flights that need permission only go ahead once it is given.
Blackwater: If you let a flat or house near Blackwater station, a dated record of the roof is useful when planning maintenance across a let. Trees in and around Sandhurst Memorial Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.
How the survey changes by roof type
Chimney stacks
Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof.
Why act early?
Many roofs go years without anyone looking at them closely. A survey sets a baseline, so you can compare it next time.
Before you book any surveyor
- How they plan to inspect the roof safely
- Their track record with similar roofs
- Whether VAT is in the quoted price
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
What a survey costs
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- Which survey package you book
- Any need for thermal images or a drone flight
- Extra roofs, like extensions, dormers or garages
- Roof area
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.
What we need to know
A little information up front helps. Please include:
- Pictures of the roof from a safe spot, if you have them
- Dates you are working to, such as exchange
- What kind of property and roof it is
- Where water is showing inside, if it is
We survey roofs on weekdays and at weekends. To arrange a day that suits you, phone 07833 053749 or drop us an email.
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Why roofs fail
What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.
Most people get in touch when they’ve noticed something like this:
- Cracked mortar along the ridge
- Leaking gutter joints and downpipes
- Valley linings that have cracked or split
- Standing water on a flat roof
Questions from GU17
What’s covered in a roof inspection?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the loft space where there’s safe access. The report includes photos and recommendations.
Can you inspect a terraced or semi-detached roof?
Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
Is a roof survey the same as a structural survey?
No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
Do you carry out surveys on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.
Will you climb onto the roof?
Only when it is safe. We also use views from ground level, windows and the roof space.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
