Roof surveys near Blackwater

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. The survey normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. A visit to Blackwater is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Getting ready for the survey

  • Leave side gates unlocked
  • Check the loft hatch can be reached

Roof survey in Blackwater

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, like moisture detection, a structural check, thermal imaging and a drone where applicable. Every package includes a written report. We survey clay and concrete tiles, lead flashings and ridges, hips and valleys, and people most often book us about slipped, cracked or missing slates and tiles and cracked mortar along the ridge.

Houses in smaller places like Blackwater can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A close look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

Tips that help

There is plenty you can do without going near the roof. What helps most:

  • Let us know about past leaks
  • Watch for slipped slates after bad weather
  • Have details of recent roof work to hand
  • File the report with your home documents

Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English, with recommendations.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.

What you can safely check yourself

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Why get it checked now?

Without a survey, you are guessing at what the roof needs. That can lead to the wrong work being done, or miss the fault that matters. A survey tells you what actually needs attention. With lower homes, common in places like Blackwater, there’s little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

What we cannot see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A full building survey of the property
  • An exact number of years the roof has left
  • A structural engineer’s report

If in doubt, call 07833 053749 or email us and we will point you to the right survey before you book. What a survey covers and doesn’t.

What we check

  • Clay and concrete tiles
  • Chimney stacks
  • Ridges, hips and valleys
  • Lead flashings
  • Natural slate
  • The roof space
  • Flat roofs

Blackwater questions

Can a landlord with a rental near Blackwater station book a roof survey?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or email us with the details.

Is drone flying allowed in Blackwater?

That depends on where the roof is and on the weather. Blackbushe Airport is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. Strong wind or a downpour also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Do you give a life expectancy for the roof?

Not as a figure. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.

Do you cover Blackwater for roof surveys?

Yes. We cover Blackwater and the rest of Hampshire, as part of our work across London and South East England. To book, call 07833 053749 or drop us an email.

Can you check whether my roof contains asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

Do you inspect the roof from on top?

Only where it’s safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.

Roofs, chimneys and gutters in Blackwater

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Blackwater is about 3 miles from Blackbushe Airport. Where the drone is part of the survey, the Drone Safety Map is checked for restrictions first.

For an older house near a landmark like St Barnabas Church, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings such as Frogmore Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Common roof problems in Blackwater

Not every roof problem comes from outside. A badly ventilated loft collects condensation, wetting timbers and insulation. It can look like a leak.

Here are some of the things we see often:

  • Water stains on rafters and ceiling joists
  • Slipped, cracked or missing slates and tiles
  • Cracked or blistered flat roof coverings
  • Crumbling chimney pointing or cracked flaunching

Living close to Sandhurst Memorial Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.
