Electronic leak detection for Blackwater homes and businesses

Electronic leak detection around Blackwater

Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If you let a flat or house near Blackwater station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. The streets around a church such as St Barnabas Church are often among the oldest in a place, and if yours is one of the older homes nearby, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Blackwater is about 1 mile south of Sandhurst, in Hampshire. Surveys in Blackwater work the same way as everywhere we cover: a close look at whatever is safely visible, photographs and a clear written report. Blackwater is one of the places in Hampshire we cover. We also survey roofs in Reading.

How electronic leak detection works in Blackwater

Some flat roofs cannot be tested electronically. Certain membranes conduct electricity and some roofs do not have a suitable layer beneath the membrane. If your roof is not suitable, we will tell you before any testing. Any details you have about the membrane and build-up help us decide, including drawings, specifications or the roofer’s paperwork. It saves a wasted visit. Common reasons to book are repairs that haven’t stopped the leak and leaks under green or ballasted roofs, on single-ply roofs, green roofs and flat roof membranes.

In smaller places like Blackwater, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it is covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Blackwater: your questions answered

Is my home in Blackwater listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you carry out roof surveys in Blackwater?

Yes. We work right across London and South East England, and Blackwater is part of that. You can phone 07833 053749 or email us with the address and some details.

What happens after the survey?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

How long does electronic leak detection take?

The roof’s size and build-up decide how long it takes. You will know roughly how long before we start.

Does the report include photographs?

Yes. Photos are part of every report, so you can see exactly what each finding refers to.

Will you repair the leak?

No. We test the membrane and report. You get the breach locations with photos for your roofer to repair.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

What happens on the day

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. A typical survey takes longer on a large roof than a small one, with the construction of the roof playing a part too. With a bit of garden around a house, as there often is around Blackwater, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there is safe access, completes the picture.

  1. You tell us about the roof and where water is showing.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • Clear the way to the loft hatch
  • If you’re buying, let the agent know when we’re coming

What we cannot see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Moisture spread under the membrane
  • Fixing the holes we find
  • Some conductive membranes

If in doubt, call 07833 053749 or email us and we’ll recommend the right survey before booking. What a survey covers and does not.

What this survey covers

  • Green roofs
  • Commercial flat roofs
  • Single-ply roofs
  • Liquid-applied waterproofing
  • Roof terraces and balconies
  • Flat roof membranes

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

When to book a survey in Blackwater

Holes in a membrane often come from feet, tools or debris. Some are too small to see, but still let water through.

Problems we come across often include:

  • Punctures from foot traffic or tools
  • Breaches around outlets and penetrations
  • Leaks showing away from the breach
  • Leaks through a flat roof with no obvious cause

For site and facilities teams at buildings such as Frogmore Infant School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Questions to ask before booking

  • How long the report takes to arrive
  • What follow-up you get after the report
  • What the survey won’t cover
  • What exactly goes into their report

What a good roof survey covers

Why act early in Blackwater

Repairs in the wrong place leave the leak in place. ELD shows the actual breach points. Around Blackwater, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Why choose Independent Roof Survey in Blackwater

  • Drone and thermal imaging surveys available
  • Independent findings on the roof’s condition
  • Over 5,000 surveys carried out
  • PI and public liability insurance

Tips from our surveys

Small things make a difference. Our tips:

  • Check trades protect the waterproofing
  • Do not let outlets block
  • Keep foot traffic on flat roofs to a minimum
  • Get leaks traced quickly

If we think the leak isn’t coming through the membrane, the report says so, so other causes can be checked.

Act on leaks quickly. The longer water gets in, the more insulation and decking can be affected.
