Gutter survey in Blackwater
Eaves gutters at the front of a building are easy to spot but lots of gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We inspect them as far as it’s safe to see them, from the ground, from windows, from the loft space and from the roof where it’s safe. Hidden gutters are a common source of leaks inside. We are often asked to look into downpipes that are split or coming away and sagging gutters and loose brackets, across downpipes, fascias and soffits and valley gutters.
Around Blackwater, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Blackwater: your questions answered
Does a conservation area affect roof work in Blackwater?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
I let a flat near Blackwater station. Can you check the roof?
Yes, landlords and agents are among the people we work for. Just call 07833 053749 or drop us an email with the details.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Is Blackwater in your area?
Yes. We survey roofs in Blackwater and the rest of Hampshire, as part of our work across London and the South East. For a price, phone 07833 053749 or send us an email.
Will you check if gutters are causing damp inside?
Overflowing gutters often lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.
Will you check the loft?
If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
Will you check the drains below ground?
No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.
DIY checks: what’s safe
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Landlords, agents and block managers in Blackwater
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time.
Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.
What we do, step by step
We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect about one to two hours on an ordinary house, and about three to four hours for a commercial roof. Parking around Blackwater is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The roof space is checked for staining, where it can be reached safely.
- A written report with photos and recommendations follows.
How to prepare
- For a flat or shared roof, check access with the freeholder or managing agent
- If you are buying, check with the agent that we can get in
- Have any paperwork from past roof work to hand

What a gutter survey does not cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- What’s behind fascias and inside walls
- The inside of a downpipe along its whole length
- Parts of gutters that can’t be seen safely
If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey. What a survey covers and doesn’t.

Useful tips for Blackwater property owners
Small things make a difference. Some pointers:
- Have gutters cleared at least once a year
- Look for new stains on ceilings below valleys after rain
- Look out for overflows when it pours
- Don’t climb a ladder to look in the gutters
If we think the problem lies underground, we’ll say so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.
Have your gutters cleared at least once a year or more frequently near trees. The best time is usually after the leaves have dropped. Clean gutters can do their job.
What a survey costs
We confirm the price for your roof before you book. These are the things that affect it:
- The height of the building and how the roof can safely be seen
- If the survey needs thermal imaging or a drone
- Extra roofs, like extensions, dormers or garages
- Features like valleys, chimneys, dormers and parapets
All our prices include VAT. Our price is from £150, including VAT. You will know the price for the job before booking.
Getting in touch
What helps most when you contact us:
- Why you want a survey: buying, a leak, a storm or new work
- Anything about access we should know
- The address and postcode of the property
- The type of building and roof, like pitched or flat
Photos help, if you have them. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or drop us an email.
Roofs, chimneys and gutters in Blackwater
Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
If you live near a park like Sandhurst Memorial Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. If you own a rental within reach of Blackwater station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like Frogmore Infant School: large buildings have long gutter runs and big roofs that need checking like any other.
Blackwater is about 1 mile south of Sandhurst, in Hampshire. In Blackwater, as across Hampshire, every roof gets the same careful survey. We cover towns and villages across Hampshire, large and small. We also survey roofs in Reading.
