About our gutter survey in Sandhurst

Eaves gutters at the front of a building are easy to spot, but many aren’t. Valley, parapet, box and secret gutters can overflow inside the building when they block. We look at them as far as they can safely be seen using vantage points, the loft space and the roof itself where safe. Hidden gutters are a common source of leaks inside. If you’ve noticed sagging gutters and loose brackets and water backing up from a hidden gutter, a survey will tell you what’s going on, on fascias and soffits, outlets and hoppers and eaves gutters alike.

Sandhurst mixes older houses, often slate or clay tiled, with newer estates, many of them with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Later houses have their own typical faults, from loose ridge tiles to blocked gutters.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Leave it or get it looked at?

Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. On a house in a town like Sandhurst, wet loft insulation stops working and can stay damp for a long time. That’s an extra cost on top of the roof work itself.

All our prices include VAT. Our price is from £150, including VAT. You will know the price for your survey before you book.

Why book with us

How it works

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. A typical visit in Sandhurst begins with the street side of the roof and then moves round the building. The back garden is frequently where extensions, dormers and rear slopes are best seen, so unlocked gates help. The loft comes next, where there is safe access.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it’s safe, we check the loft for signs of water.
  5. A photo-illustrated written report and recommendations follows.

DIY checks: what’s safe

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What affects the cost of gutter surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • The shape of the roof and its details
  • Height and safe access
  • The number of roofs, including extensions and garages
  • House, block, shop or office

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for your survey before you book.

What we need to know

Here’s what helps us most when you contact us:

  • Any marks or damp showing indoors
  • The reason for the survey, such as buying, a leak or storm damage
  • The type of building and roof, such as pitched or flat
  • Your postcode, so we can check access and travel

Most bookings start with a short call: call 07833 053749 or send us an email. You’ll have a price before anything is arranged.

How the survey changes by roof type

Fascias and soffits

Overflowing water stains soffits and rots timber. We check them along with the gutters.

Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run so outlets get close attention.

Questions from Sandhurst

Do you survey roofs for landlords with property near Sandhurst station?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Do you carry out roof surveys in Sandhurst?

Yes. We survey roofs across London and South East England, and Sandhurst is part of that. You can call 07833 053749 or drop us an email with the address and a few details.

How do I arrange a gutter survey in Sandhurst?

To arrange a survey, call 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

How long will you be on site?

A visit usually takes roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. You will know roughly how long when we arrange the visit.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

When is the best time for a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.

Gutter surveys around Sandhurst

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

Trees in and around Sandhurst Memorial Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. If you own one of the older houses in the streets near St George's Church, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Sandhurst station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Before and after the survey

There’s plenty you can do without going near the roof. What helps most:

  • Get the gutters cleaned out every year
  • Look for green streaks or damp patches on walls
  • Check that downpipes are firmly fixed to the wall
  • Leave gutter checks at height to someone equipped for it

Landlords and managing agents can keep the report with the building’s records to help plan maintenance. The photos help when you explain the work to others.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so ask for them to be included when gutters are cleared.
