About our gutter survey in Lawrence Hill
Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey valley gutters, downpipes and fascias and soffits, and the problems we’re asked to look at most are gutters overflowing in heavy rain and cracked or loose downpipes.
In a smaller place like Lawrence Hill, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A close look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
What you get is a clear record of the gutter on the day we saw it. It’s useful right away, and a good reference for later, such as when you want to compare after future work.

Lawrence Hill questions
My home in Lawrence Hill has a flat-roofed garage or porch. Is it worth having that looked at?
It is frequently worth it, as these roofs are easy to forget. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.
Can a landlord with a rental near Bracknell station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or use the contact form with the address and what you need, and we will talk through which survey suits.
What does the report include?
Written findings with photographs, explaining the condition of the gutter, any defects and our recommendations, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
Will you check the drains below ground?
No, CCTV drain work isn’t part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Can you give me structural calculations?
No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
Will you walk on the roof?
Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.
For landlords and managing agents
Letting agents can arrange access with tenants, at a time agreed in advance. We survey on any day of the week, which can make access easier.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
What happens on the day
Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Homes around Lawrence Hill often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.
- First, you tell us what you’ve seen, such as overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- Where the loft can be reached safely, we check it for staining or damp.
- The findings are written up with photos and recommendations.
How to prepare
- Show us where any leaks or stains appear
- Dig out any old roof reports or invoices
- Make sure the loft hatch can be reached

Checking the roof from ground level
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.
How we price gutter surveys
Several things affect the price of a survey:
- Extra roofs, like extensions, dormers or garages
- The size of the roof
- Whether thermal imaging or a drone is needed
- How complicated the roof is, with its valleys, chimneys and parapets
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.
Booking your survey
Here’s what helps us most when you get in touch:
- The property’s address and postcode
- The kind of building and roof involved
- Your timetable, such as an exchange date
- Anything about access we should know

Useful tips for Lawrence Hill property owners
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Look for downpipes coming loose
- Note any damp stains below the gutters
- Include valley, parapet and box gutters when clearing
- Leave gutter checks at height to someone equipped for it
Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it is ready.
Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so make sure they’re included in any clearing work.
What a gutter survey looks like in Lawrence Hill
Bracknell, which Lawrence Hill is part of, is one of England’s post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Low-pitched roofs shed water more slowly, and older concrete tiles, felt and gutters on these homes may be nearing the end of their life. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.
Landlords with a home close to Bracknell station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For businesses in and around places such as The Lexicon, a dated report on the roof is useful for planning and for any lease discussions. St Leonard's Hill lies about 4.7 miles north-east, so building around Lawrence Hill goes back a long way. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up.
