Gutter survey in Little Sandhurst

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey valley gutters, outlets and hoppers and parapet and box gutters, and the problems we are asked to look at most are dripping or leaking gutter joints and gutters overflowing in heavy rain.

Trees around homes in smaller places like Little Sandhurst drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

The survey, step by step

The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Notes and photos go into the written report. The visit usually takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. For a survey in Little Sandhurst, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. You get a written report with photographs and recommendations.

Before we arrive

  • If it isn’t your property yet, arrange access through the agent
  • Have any questions written down, so nothing gets missed
  • Agree roof access with the managing agent if it is shared

How to book

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or send us an email.

Advice

Gutter surveys in Little Sandhurst: local notes

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If yours is one of the older homes in the streets near Church of St Michael, its roof may have old fixings, lead flashings and chimneys that need a closer look. Homes near green spaces like Ambarrow Court can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

  • Parts of gutters that can’t be seen safely
  • Blockages deep inside downpipes
  • Pipes below ground level

Common roof problems in Little Sandhurst

A good many tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and gives plants somewhere to grow.

A survey makes sense if you’ve noticed:

  • Cracked or loose downpipes
  • Overflowing eaves gutters
  • Hoppers and outlets full of debris
  • Gutters packed with leaves or moss

If you own a rental within reach of Sandhurst station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Choosing a roof surveyor

  • How much experience they have with roofs like yours
  • Is VAT included in the price?
  • Whether you get a written report with photos
  • Will they check the loft as well as the outside?

What to expect from a roof survey

Different roofs, different checks

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.

What happens if roof problems are left?

A gutter clear-out takes the leaves away, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. Arranging work in a smaller place like Little Sandhurst is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

All our prices include VAT. Gutter survey starts from £150, including VAT. We confirm the price for the job before booking.

Useful tips for Little Sandhurst property owners

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Ask for valleys and parapet gutters to be cleared too
  • Look for downpipes coming loose
  • Keep climbers away from the eaves
  • Check for spilling water in a downpour

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes. If it does not, tell whoever did the work.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Fewer leaves in the gutters means fewer blockages.
