Gutter surveys for homes and businesses in Minley
Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from everything that’s safely in view. If the evidence points elsewhere, like a flashing or the roof covering, we’ll say so. The next step is suggested too. Common reasons to book are rotten fascias or stained soffits and hoppers and outlets full of debris, across valley gutters, downpipes and outlets and hoppers.
Somewhere as small as Minley, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
The report works through the roof section by section, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

What this survey cannot tell you
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- What’s hidden inside a downpipe
- Damage hidden inside walls or behind boards

Tips from our surveys
Nothing here needs a ladder. Our suggestions:
- Look for downpipes coming loose
- Book gutter clearing once a year, more often near trees
- Do not leave hidden gutters out of a clear-out
- Check from ground level or a window, not a ladder
How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it’s ready.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.
What happens if roof problems are left?
Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from ground level but hidden gutters are another matter. We inspect as far as it’s safe to see and put it in writing. For older village homes like those around Minley, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Minley: your questions answered
Do you cover smaller places like Minley?
Yes. Minley is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.
Is my home in Minley listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Will you check the drains below ground?
No, we do not carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
What do I do with the report?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
When is the best time for a gutter survey?
Whenever suits you. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.
How we price gutter surveys
Not every roof costs the same to survey, for these reasons:
- Commercial roofs and larger buildings
- Whether thermal imaging or a drone is needed
- How many separate roofs there are, such as extensions, dormers and garages
- Roof area
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
Helping us price your survey
We will usually ask about:
- Your postcode, so we can check access and travel
- The reason for the survey, such as buying, a leak or storm damage
- Your timetable, such as an exchange date
- Anything about access we should know
To arrange a survey, ring 07833 053749 or drop us an email with the address and what you’d like to know about the roof. You will know the price before anything is booked.
How the survey changes by roof type
Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear and brackets may drop under the weight of debris.
Box and secret gutters
Box and secret gutters often cause leaks indoors. We check the outlets, linings and overflows where safe.
What we do, step by step
You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. The survey itself takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a small place like Minley, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- We look at hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- A written report with photos and recommendations follows.
Before the survey
- If you’re buying, check with the agent that we can get in
- Show us where any leaks or stains appear
- Keep pets inside or away from the areas we are looking at
How to book

Minley homes and their roofs
Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
Homes near green spaces such as Ancells Farm Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. If you run a business near Hart Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Take an older house close to Church of St Andrew: old fixings, lead flashings and tall chimneys are typical of older roofs.
