What affects the cost of flat roof surveys

Prices always include VAT. What changes the price is:

  • Extensions, dormers and garages with roofs of their own
  • Any need for thermal images or a drone flight
  • House, block, shop or office
  • The package you choose: Basic, Standard or Premium

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

To price your survey accurately, we’ll ask about:

  • Any marks or damp showing indoors
  • Pictures of the roof from a safe spot, if you have them
  • Whether there is a loft hatch, a shared roof or tricky access
  • Why you want a survey: buying, a leak, a storm or new work

Not sure which survey you need? The easiest way is to phone 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Flat roof survey in Minley: what you get

If the house you’re buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. Our report records the covering, how it’s holding up and any defects we can see, with a photo of every defect. You then have something specific to put to the seller or agent. Common reasons to book are dips that suggest the deck is deflecting and upstands pulling away from walls, across GRP fibreglass, single-ply membranes and felt flat roofs.

Flat roofs on exposed homes in small places like Minley take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

What we do, step by step

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take an hour or two at most homes, and more on a big or complicated roof. Rural addresses near Minley can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from ground level, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

  • Jot down any questions you want answered
  • Have any paperwork from past roof work to hand
  • Mention any parking restrictions on your street

How the survey changes by roof type

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. The report shows where it is cracking and how far it seems to extend.

We do. A small place gets exactly the same survey as a big one.

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Will I get photos?

Yes. We photograph the roof as we go, and they go into the written report.

Surveys run on any day of the week. To find a day that suits you, phone 07833 053749 or email us.

Can you survey a flat roof on an office or unit?

Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so phone 07833 053749 or email us with the address.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we’ll explain what’s needed.

Flat roof surveys in Minley: local notes

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

The streets around a church like Church of St Andrew are frequently among the oldest in a place, and if yours is one of the older homes nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For businesses in and around places such as Hart Shopping Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

What we are asked to look at in Minley

Flat roofs take the full force of the weather on a surface that drains slowly. Over the years, coverings harden, crack and start to come away at the edges. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

Look out for signs like these:

  • Ponding water that does not drain away
  • Failed seals around rooflight kerbs
  • Gaps at upstands and abutments
  • Loose or cracked edge trims

For landlords with property near Fleet station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Questions to ask before booking

  • Whether VAT is in the quoted price
  • What’s outside the scope of the survey
  • Are they insured for the work?
  • Whether any drone flown is registered with the CAA

What to expect from a roof survey

Useful tips for Minley property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Make sure new fixings through the roof are properly sealed
  • Keep records of when the roof was laid and what work has been done
  • Treat rooflights and old sheeting as fragile
  • Keep people off the roof unless they need to be there

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.

What we cannot see

It is useful to know what a survey won’t do before booking:

  • A structural engineer’s assessment of the deck
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • A promise that the roof will not leak in future

If in doubt, phone 07833 053749 or email us and we will point you to the right survey before booking. What a survey covers and doesn’t.
