Roof leak investigation in Minley, Hampshire
We carry out roof leak investigations in Minley and the rest of Hampshire. We survey on any day of the week.
- Water that shows only in certain storms
- Wet patches on loft insulation
- Damp walls below an overflowing gutter
Do you need a roof leak investigation in Minley?
Flashings are one of the commonest sources of roof leaks. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. Once that seal cracks or lifts, water gets behind it, often well away from where it shows.
Most people get in touch when they’ve noticed something like this:
- Wet patches high on an inside wall
- Leaks below a flat extension roof
- Water that shows only in certain storms
- Water marks that spread in wet weather
The streets around a church like Church of St Andrew are frequently among the oldest in a place, and if you own one of the older houses nearby, lead flashings, valleys and old chimneys are typical places for water to get in.

Roof leak investigation in Minley: what you get
Water is good at hiding where it gets in. Water frequently travels along timbers or underlay before it finds a way down, so the stain on your ceiling is seldom right under the hole. Our leak investigation traces it back. Patching the spot above the stain often misses the real cause. Finding the route first lets the repair go where it is needed. We survey rooflights and dormers, flat roof details and slate and tile slopes, and the problems we’re asked to look at most are water dripping from rafters or underlay and a leak that comes and goes with the weather.
Being in a small place like Minley makes no difference to how a leak or storm damage is looked at: the journey and access are just planned beforehand. Let us know where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

DIY checks: what’s safe
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Roof by roof
Valleys
Leaves and moss build up in valleys and hold water back. During a downpour, water can back up under the coverings.
Lead flashings
Lead flashings seal the joints at chimneys, walls and dormers. We check for lead that has lifted, split or slipped, and for flashings that have been patched with bitumen.
Why it is worth a survey now in Minley
If a leak has been ‘fixed’ before and has come back, the cause was probably missed. We look past the obvious spot and check each likely route. That’s frequently what breaks the cycle. Around Minley, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Roof leak investigation starts from £150, including VAT.

What we do, step by step
It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. Somewhere as small as Minley, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We start with what you’ve seen: where the stain is and when it gets worse.
- The visit starts indoors, at the stain and in the loft.
- Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
- Where it helps, we take moisture readings and use thermal imaging.
- We email a report with photographs, the likely entry point and recommendations.
Before the survey
- Have any paperwork from past roof work to hand
- Make sure pets are kept safely away
- If you are buying, let the agent know when we are coming

Advice
Minley questions
Is Minley in the area you cover?
We do. The survey and report are the same in Minley as anywhere else.
Is my home in Minley listed or in a conservation area?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Is thermal imaging part of a leak investigation?
Where conditions suit, it can. The best results come after a sunny day, on a dry roof with little wind. Wet insulation holds heat longer than dry, which can show up on the image. Its findings are confirmed with a moisture check.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.
Will you go up on the roof?
Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.
What insurance do you have?
We hold professional indemnity and public liability insurance.
Why is the stain in a different place from the leak?
Water follows the easiest path, not the shortest. On a pitched roof it often runs down a rafter before it shows. Tracing that path is the heart of a leak investigation.
Roof leak investigations around Minley
Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Different coverings let water in at different points, which shapes where the search starts. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.
Take a building like Frogmore Community College: tracing a leak on a big roof starts with where the water appears and works back. Landlords with a home close to Fleet station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

What we cannot see
Without opening up the roof, some things stay hidden, so a survey has limits:
- Faults hidden behind ceilings or boarding
- Putting the leak right
- A promise to find every leak on a single visit
