How a storm damage roof report works in Minley

Wear and tear is typically excluded from home insurance. That makes the difference between storm damage and old wear important. We note signs of each: fresh breaks and recently moved slates or tiles, and older problems such as corroded nails or worn mortar. We give an honest view of what we see. Your insurer then decides how its policy applies. If you’re worried about gaps where slates or tiles have gone and ridge tiles that have come loose, a survey will tell you what’s going on.

Being in a small place like Minley makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What you can safely check yourself

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

FAQs for Minley

Is Minley within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Is my home in Minley listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

What wind speed counts as a storm?

There is no single figure. Many policies treat gusts of about 55 mph as storm conditions, but it varies. Your policy document will say.

Will you check the loft?

If there is a loft and safe access to it, yes. The loft space can show things the outside cannot, like damp timbers, staining or daylight.

Storm damage roof reports in Minley: local notes

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering and its details give the first clues when tracing where water is coming from.

Homes near green spaces like Ancells Farm Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. For landlords with property near Fleet station, a tenant living with a leak needs the cause found, not just the stain painted over.

How the survey works

Every roof is different; as a rough guide, the survey takes between one and two hours at a typical home, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. Somewhere like Minley needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We note the date of the storm and the damage you’ve seen.
  2. We check the roof from wherever it is safe.
  3. We record and photograph the damage.
  4. We note the likely cause and any signs of older wear.
  5. You get a written report to pass to your insurer.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The outcome of a claim
  • How your policy defines a storm
  • Repair costs or quotes for the work

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before booking. What our survey covers.

What this survey covers

  • Chimney stacks
  • Flashings
  • Ridges and hips
  • Flat roofs
  • Gutters and fascias
  • Slate and tile slopes

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Common roof problems in Minley

Roofs that were already worn are more likely to suffer in a storm. Nail fatigue, eroded ridge mortar and tired flashings can all fail in high winds. We record recent damage alongside older defects.

A survey can pick up problems such as:

  • Ridge tiles that have come loose
  • Lead lifted at abutments
  • Gaps where slates or tiles have gone
  • Damaged flat roof membrane

If you look after a shop, office or commercial unit, for instance near Hart Shopping Centre, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.

Before you book any roof surveyor

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Record any water damage in rooms and the loft
  • Note the date and time you first saw the damage
  • Take photos from the ground or a window, never by climbing
  • Keep any slates, tiles or debris that fall, if it’s safe to do so

If a claim is declined and you disagree, the first step is a complaint to the insurer. After that, you may be able to take it to the Financial Ombudsman Service.

Clear gutters and outlets before the stormy months. Blocked drainage can add water damage to wind damage.
