Drone roof survey in Minley, Hampshire

A careful look at the roof at your property in Minley, and put it all in a report with photos.

  • Storm damage on steep or tall roofs
  • Eroded pointing on a chimney stack
  • Coverings that have slipped high up on the roof

What we are asked to look at in Minley

Walking on some roofs does more harm than good. Old slates and clay tiles crack underfoot, and fragile sheet roofs are dangerous to walk on. A drone lets us see them closely without touching them.

Signs worth acting on include:

  • Slipped or missing slates on a high roof
  • Hidden gutters full of leaves
  • Slates or tiles shifted by high winds
  • Moss building up on slopes and in gutters

If you own one of the older houses in the streets near Church of St Andrew, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from the air or with a thermal camera helps.

Choosing a roof surveyor

  • What experience they bring
  • What exactly goes into their report
  • Which parts of the roof they’ll actually see
  • How soon the report will arrive

What to expect from a roof survey

How a drone roof survey works in Minley

Drones need reasonable weather. We do not fly in strong wind or a downpour, because control and safety come first. If the day turns out unsuitable, we’ll talk about another date. We check the forecast ahead of the visit and again on site. Calm, dry conditions give the sharpest close-up photos. A short delay is better than a rushed flight. If you’ve noticed gaps where slates or tiles have gone and lifted or split lead flashings, a survey will tell you what’s going on, on valleys and parapet gutters, chimney stacks and tall and steep roofs alike.

In a village or hamlet like Minley, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what can’t be reached safely. Both the forecast and the airspace are checked first, and the journey is planned in advance. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What a drone roof survey looks like in Minley

Blackbushe Airport is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

Take a building like Frogmore Community College: big roofs are where close-up aerial shots and thermal images show the most at once. Shop and office owners around Hart Shopping Centre may find that a commercial roof can be photographed from above without anyone walking on it.

Minley is about 2 miles south of Yateley, in Hampshire. We visit Minley as part of our work across Hampshire, for homes and businesses alike. Minley is one of the places in Hampshire where we work. We also survey roofs in Reading.

Honest limits

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Photos in conditions too poor to fly
  • A flight where airspace permission is refused
  • Structural calculations (that is a structural engineer’s job)

If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey before booking. What our survey covers.

What we look at

  • Large and complex roofs
  • Valleys and parapet gutters
  • Chimney stacks
  • Flat roofs on upper floors
  • Tall and steep roofs
  • Fragile roofs

How it works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. In a hamlet or village like Minley, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You give us the address so we can check the airspace.
  2. We arrange any permission that is needed before we fly.
  3. On the day, we check the weather and the site before flying.
  4. The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
  5. You receive a written report with photos and recommendations.

Before the survey

  • Let us know where we can park nearby
  • If you’re buying, let the agent know when we’re coming
  • Leave a clear route to the loft

Advice

DIY checks: what’s safe

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Letting agents frequently book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Questions from Minley

Is drone flying allowed in Minley?

It depends on the exact address and the weather on the day. Minley is about 2 miles from Blackbushe Airport, so the Drone Safety Map is checked for restrictions around it before we fly. The flight also waits for calm, dry weather.

Is my home in Minley listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Will you go up on the roof?

Only where it is safe to do so. We look at everything that can be seen safely: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. Anything we cannot see is noted in the report.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Tell us about it when you book and we will explain what’s needed.

What a survey costs

All our prices include VAT. What changes the price is:

  • Which survey package you book
  • If the survey needs thermal imaging or a drone
  • Height and safe access
  • The type of building, from a house to a block or an office

For a price for your roof in Minley, ring 07833 053749 or drop us an email with the address and a few details. We will confirm the figure before booking.

What we need to know

We will typically ask about:

  • Your timetable, like an exchange date
  • The type of building and roof, such as pitched or flat
  • Why you want a survey: buying, a leak, a storm or new work
  • The address and postcode of the property

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or use the contact form.
