  • Blockages deep inside downpipes
  • What’s behind fascias and inside walls

Gutter survey in Darby Green

Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. The photos show you exactly what we found. Blocked gutters are easy to put off, but they rarely get better. If you’ve noticed gutters overflowing in heavy rain and brackets that have dropped or snapped, a survey will tell you what’s going on.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Darby Green homes and their roofs

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

The streets around a church such as St Barnabas Church are frequently among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Sandhurst station, the gap between tenancies is a good time to have the roof looked at. Trees in and around Sandhurst Memorial Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

How the survey changes by roof type

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

Box and secret gutters

Box gutters sit within the roof or behind a wall and when it overflows, water can get indoors. We check them where they can be seen safely.

What we do, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In a small place like Darby Green, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Useful tips for Darby Green property owners

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Have overhanging branches cut back
  • Note any damp stains below the gutters
  • Check for spilling water in a downpour
  • Check the loft with care after heavy rain

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it’s ready.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

What affects the cost of gutter surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Whether it is a home or a commercial building
  • The use of thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

What to tell us when you get in touch

There’s no need for technical words. It’s enough to let us know:

  • Any deadline, like an exchange date
  • What’s prompted the survey
  • Whether there is a loft hatch, a shared roof or tricky access
