Common roof problems in Eversley Centre

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold so their joints can start to leak. On cast iron, joints can rust and open up once the paint has worn away.

Typical things we are asked to look at include:

  • Choked outlets or hopper heads
  • Gutters overflowing in heavy rain
  • Gutters packed with leaves or moss
  • Leaking or loose downpipes

If you live near a park such as Shepperlands Farm Nature Reserve, or anywhere with mature trees, autumn leaves can block gutters and valleys.

What’s in a roof survey

About our gutter survey in Eversley Centre

Some gutters are easy to see from the street but a good many gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We check them as far as they can be seen safely using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. Typical surveys look at fascia boards damaged by overflowing water and hoppers and outlets full of debris, on fascias and soffits, eaves gutters and downpipes.

Older buildings in small places like Eversley Centre may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Tips that help

Most of what helps is simple and safe from the ground. A few suggestions:

  • Keep climbers away from the eaves
  • Leave gutter checks at height to someone equipped for it
  • Check the loft with care after heavy rain
  • Ask for valleys and parapet gutters to be cleared too

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Deal with drips, sags and loose downpipes early. Left alone, they normally grow and spilled water harms brickwork and woodwork.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What a gutter survey looks like in Eversley Centre

A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

If you own a rental within reach of Crowthorne station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If yours is one of the older homes in the streets near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Surveys for landlords and agents in Eversley Centre

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.

How it works

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. In a small place like Eversley Centre, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Keep pets in another room
  • Have any questions written down, so nothing gets missed
  • If you’re buying, check with the agent that we can get in

Common questions in Eversley Centre

Will you come out to Eversley Centre?

Yes, we do. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

I let a flat near Crowthorne station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Do you survey roofs on blocks of flats?

Yes, if the freeholder or managing agent agrees access. We check the parts we are given access to.

Are you insured?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

What do I do with the report?

You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.
