Do you need a pre-purchase roof survey in Eversley Centre?
Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, yet the nails holding it rust and let slates slide. That kind of wear is common on older roofs.
We are often asked to look at:
- Flashings that have lifted or split
- Slates or tiles that have slipped or gone
- Quick fixes on flashings and valleys
- Blistered or split felt on a flat roof
If you let a flat or house near Crowthorne station, a roof report gives you a clear picture before you buy or settle up with a roofer.

How a pre-purchase roof survey works in Eversley Centre
Older homes often have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it cannot be seen from the street. Our survey picks it out, with photos that show you exactly where. Each finding is explained in plain words, so it is clear what it means for your purchase. If you’re worried about blocked or leaking gutters and quick fixes on flashings and valleys, a survey will tell you what’s going on, on gutters and downpipes, lead flashings and valleys and natural slate alike.
Somewhere as small as Eversley Centre, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
Every survey ends with a written report, with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

What we look for on each type of roof
Natural slate
Older slate roofs often have bitumen felt under them, and very old ones may have none. From inside the loft space, we report what we can see of it.
Flat roofs
Ponding, blistering, splits and worn upstands are the usual warning signs. We look at outlets too, since a blocked one leaves water sitting on the roof, and we say what we see from wherever is safe.
When you need someone else
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Defects hidden under coverings or inside walls without opening up
- A structural engineer’s report
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)

The survey, step by step
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Older roofs in small places like Eversley Centre can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the roof space and look at the roof from windows.
- You get a written report with photos and recommendations before you exchange.
How to prepare
- Make sure we can get to the back of the property
- If the roof is shared, arrange access with whoever manages the building
- Tell us about parking before the day

Questions from Eversley Centre
Will you come out to Eversley Centre?
Yes, Eversley Centre is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Is my home in Eversley Centre listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Do you inspect the roof from on top?
Where it is safe, yes. Much of the inspection is done from ground level, from windows and from the roof space. On Premium, a drone is used where it applies.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Tell us about it as you book and we’ll explain what’s needed.
Should I get a roof survey as well as a RICS home survey?
It’s your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.
How soon is the report ready?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email, with photos.

Buying a home or a new roof in Eversley Centre
Blackbushe Airport is about 2 miles from Eversley Centre. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.
Take an older house close to Church of St Mary: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Practical tips
There’s plenty you can do without going near the roof. Here’s what helps most:
- Notice patches of new decoration in top-floor rooms
- For a flat, check who is responsible for the roof
- Pass the findings to your conveyancer
- Let us know your timetable
With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller, and we cannot promise any result.
After strong winds, look at the roof from the ground. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.
