Pre-purchase roof surveys for homes and businesses in Finchampstead

A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all including VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Choose the level that suits the home you’re buying. Every package comes with a written report, photos and recommendations. We survey flat-roofed extensions and dormers, lead flashings and valleys and gutters and downpipes, and people most often book us about old water stains in the roof space and loose pots and cracked flaunching.

For a small place like Finchampstead, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

The survey, step by step

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey usually takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Somewhere like Finchampstead needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

How to prepare

  • Have any paperwork from past roof work to hand
  • If you are buying, let the agent know when we’re coming
  • Leave a clear route to the loft

FAQs for Finchampstead

Do you cover smaller places like Finchampstead?

We do. Villages and rural addresses get the same survey as a town house.

Does a conservation area affect roof work in Finchampstead?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

When will the report arrive?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when you book.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Will you climb onto the roof?

Only where it’s safe to do so. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where applicable.

Do you need to go inside the property?

Ideally, yes. We look in the loft space where there is safe access, and views from upper windows help too. The agent or seller can arrange entry.

Local roofs and buyers in Finchampstead

Blackbushe Airport is about 3 miles from Finchampstead. If the drone is used for your survey, the Drone Safety Map is checked for restrictions first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

Take an older house close to Church of St James: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Tips that help

Most of what helps is simple and safe from the ground. A few suggestions:

  • Ask for loft access on the day
  • For a flat, check who is responsible for the roof
  • Pass the findings to your conveyancer
  • Ask the seller about past roof repairs

The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, which makes quotes easier to compare.

Don’t block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air can’t flow.

Different roofs, different checks

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We say when the covering would need opening up to know more.

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. We check their linings and outlets from wherever is safe.

Signs you need a pre-purchase roof survey in Finchampstead

Chimneys take the worst of the weather. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. A stack may be shared with the neighbours, which matters if work is needed.

Typical things we’re asked to look at include:

  • Old water stains in the loft space
  • Slates or tiles that have slipped or gone
  • Gutters that overflow or drip at the joints
  • A ridge or slope that dips

If you let a flat or house near Crowthorne station, a roof report gives you a clear picture before you buy or settle up with a roofer.

What a roof survey includes

Leave it or get it looked at?

Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Finding the cause at the survey stage means you know about it from day one. Older and listed buildings around Finchampstead may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

What you get with us

  • Prices that include VAT
  • Independent findings on the roof’s condition
  • Plain-English reports with photos
  • We hold a CAA Flyer ID and Operator ID
