Roof survey in Finchampstead: what you get
Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, including VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Each one comes with a written report. If you’ve noticed worn lead at chimneys and abutments and loose ridge or hip tiles, we can find out what’s behind it, on natural slate, the roof space and clay and concrete tiles alike.
Some older homes in villages like Finchampstead are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You will see the good as well as the bad.

When you need someone else
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- The condition of the rest of the building (that’s a RICS home survey)
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Structural calculations (that’s a structural engineer’s job)
If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey. The full list of what we check.

When to book a survey in Finchampstead
Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack. Lead is also a target for theft.
We are frequently asked to look at:
- Worn lead at chimneys and abutments
- Cracked or blistered flat roof coverings
- Worn or blocked valleys
- Crumbling chimney pointing or cracked flaunching
Take an older house close to Church of St James: its roof may have old fixings, lead flashings and chimneys that need a closer look.
What to check before booking
- Whether the roof space is looked at, where there is one
- Whether VAT is in the quoted price
- Which parts of the roof they’ll actually see
- Will the report include photos?
FAQs for Finchampstead
Can a landlord with a rental near Crowthorne station book a roof survey?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Is my home in Finchampstead listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Can you survey a roof I share with a neighbour?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.
Is a roof survey the same as a structural survey?
No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey is not a structural engineer’s report.
How much is a survey?
Our price is from £150, including VAT. You will know the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. To get a price, call 07833 053749 or send us an email.
Does the weather affect the survey?
A survey can normally go ahead in light rain, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.
How long does the visit take?
On site, it normally takes between one and two hours for most houses, or half a day or so for a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
How the survey works
Once we have finished looking, we write up our findings in a report with photos, emailed to you. On timing, it typically takes about 1–2 hours on an ordinary house, and longer for a large or complex roof. Somewhere like Finchampstead needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
How to prepare
- Have keys ready for side gates, garages or roof access doors
- If you are buying, check with the agent that we can get in
- Keep pets inside or away from the areas we are looking at

Blackbushe Airport is about 3 miles from Finchampstead. If the drone is used for your survey, the Drone Safety Map is checked for restrictions first. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
If you own a rental within reach of Crowthorne station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live near a park such as Shepperlands Farm Nature Reserve, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps when budgeting.
Checking the roof from ground level
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
What affects the price in Finchampstead
Several things affect the price of a survey:
- How complicated the roof is, with its valleys, chimneys and parapets
- How many separate roofs there are, such as extensions, dormers and garages
- Which survey package you book
- The size of the roof
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Roof survey starts from £150, including VAT.
