How a landlord roof survey works in Eversley Centre

Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. Typical surveys look at slipped or missing slates and tiles and blocked gutters over flats, on gutters and downpipes, blocks of flats and converted houses.

Somewhere as small as Eversley Centre, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens if roof problems are left?

A contractor’s quote tells you what they propose to do. A survey gives you an independent view of the roof before you commission work so you know what you’re asking contractors to price. Around Eversley Centre, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

FAQs for Eversley Centre

Do you cover smaller places like Eversley Centre?

Yes, Eversley Centre is on our map. Villages and rural addresses get the same survey as a town house.

I let a flat near Crowthorne station. Can you check the roof?

Yes, rented property is part of what we cover. You can ring 07833 053749 or drop us an email with the address and some details, including who will give access on the day.

Do you survey roofs shared between flats?

Yes. We survey what we can access and see safely. Areas we couldn’t see are noted in the report.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Does the report help with maintenance planning?

Yes. It shows what needs attention now and what can be planned for later so you can plan spending. It doesn’t include repair cost estimates but it gives contractors a clear brief.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

What you can safely check yourself

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What a landlord roof survey does not cover

A survey is a close look at the let or shared roof, but it cannot do everything. The main limits are:

  • Roof areas we weren’t given access to
  • The structure in the way a structural engineer would assess it
  • Walls, floors and services beyond the roof

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What our survey covers.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Arrange flat access in advance
  • Put urgent roof work at the top of the list
  • Keep roof surveys on a rolling plan
  • Make leak reporting easy for tenants

Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Agents frequently choose the package that suits the building.

Ask tenants and residents to report damp, stains or drips promptly. Early reports let you act before damage spreads.

What we look for on each type of roof

Flat roofs on blocks and rear additions

Flat roof outlets often clog leaving water standing. We check them as part of the survey.

Party-wall upstands and parapets

On terraces, walls rise between neighbouring roofs. Joints and flashings on these walls can fail.

What happens on the day

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. Somewhere like Eversley Centre needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You let us know about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Getting ready for the survey

  • Make sure we can get to the back of the property
  • Make a note of anything you’d like us to look at
  • Point out any leaks or damp patches

How to book

If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.

Advice

Roofs, chimneys and gutters in Eversley Centre

A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If you own one of the older houses in the streets near Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building such as Charles Kingsley's Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Crowthorne station, a dated record of the roof is useful when planning maintenance across a let.
