Roofs, chimneys and gutters in California

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

If you let a flat or house near Crowthorne station, the gap between tenancies is a good time to have the roof looked at. The streets around a church like Church of St James are often among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Living close to Shepperlands Farm Nature Reserve is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

How a gutter survey works in California

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that typically means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. If you’ve noticed cracked or loose downpipes and hoppers and outlets full of debris, a survey will tell you what’s going on, whatever the roof.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Pipes below ground level
  • What’s hidden inside a downpipe
  • Rot or damp concealed behind fascias or inside walls

If in doubt, ring 07833 053749 or email us and we will point you to the right survey before booking. What our survey covers.

Roof types and parts we check

  • Parapet and box gutters
  • Fascias and soffits
  • Downpipes
  • Outlets and hoppers
  • Valley gutters
  • Eaves gutters

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Around California, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. The findings are written up with photos and recommendations.

Before we arrive

  • If you are buying, check with the agent that we can get in
  • For flats, make sure roof access has been agreed

Advice

What a survey costs

Prices always include VAT. The things that change the price are:

  • The roof’s overall size
  • Height and safe access
  • The type of building, from a house to a block or an office
  • Extensions, dormers and garages with roofs of their own

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

What to let us know when you get in touch

Before you get in touch, it helps to have:

  • Your postcode, so we can check access and travel
  • The style of property, from a terrace to a block
  • Your timetable, such as an exchange date
  • Anything about access we should know

For a price for gutter surveys in California, phone 07833 053749 or send us an email. Some details about the property and the roof help us give you an accurate price.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Get trees that overhang the gutters trimmed
  • Check from ground level or a window, not a ladder
  • Make sure downpipe clips are holding
  • Have gutters cleared at least once a year

You receive a photo-illustrated written report and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.

Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so make sure they’re included in any clearing work.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Why act early in California

A written report gives you a dated record of the gutters’ condition, useful when you are planning maintenance or getting work priced. Without it, you’re relying on what can be seen from the pavement. Older and listed buildings around California may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Why us?

  • Drone flown under a CAA Flyer ID and Operator ID

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or send us an email with the details.

How do I find out if my home in California is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
