Prices for gutter surveys in Crowthorne

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • The roof’s overall size
  • The use of thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets
  • The type of building, from a house to a block or an office

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

What to tell us when you get in touch

Here’s what helps us most when you contact us:

  • Any photos you have, taken from ground level or a window
  • The address and postcode of the property
  • Dates you’re working to, such as exchange
  • Access details, such as a loft hatch or a shared roof

Unsure which package suits your roof? It’s easiest to phone 07833 053749 or send us an email and describe the roof and what’s worrying you. We will explain the options and the price.

About our gutter survey in Crowthorne

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. We’re frequently asked to look into downpipes that are split or coming away and brackets that have dropped or snapped, across eaves gutters, downpipes and fascias and soffits.

Most homes in a town like Crowthorne are houses, so the roof is normally the owner’s to look after. Small faults, like a cracked ridge, a slipped tile or a blocked gutter, are cheaper to deal with early. The report sets out what needs attention, prioritised by urgency where relevant, whether you live in the house or let it. Photographs show you exactly what was seen, even on parts you can’t reach yourself.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What we’re asked to look at in Crowthorne

Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before more damage is done.

Common reasons to book include:

  • Hoppers and outlets full of debris
  • Sagging gutters and loose brackets
  • Water backing up from a hidden gutter
  • Downpipes that are split or coming away

If you look after a shop, office or commercial unit, for instance near The Lexicon, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What to check before booking

  • Is there a chance to talk the report through?
  • Their drone registration, if they fly one
  • Is VAT included in the price?
  • How long they’ve been surveying roofs

What’s in a roof survey

What a gutter survey doesn’t cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing of old gutters, downpipes or soffits
  • Gutters out of sight from every safe viewpoint
  • Rot or damp concealed behind fascias or inside walls

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. The full list of what we check.

What we check

  • Parapet and box gutters
  • Downpipes
  • Valley gutters
  • Fascias and soffits
  • Eaves gutters
  • Outlets and hoppers

The survey, step by step

Once we’ve finished looking, we write up our findings as a written report with photos, sent to you by email. On timing, it typically takes an hour or two at a house, depending on how many gutter runs and downpipes there are. A typical visit in Crowthorne begins with the street side of the roof and then moves round the building. The back garden is often where extensions, dormers and rear slopes are best seen, so unlocked gates help. Then, if it can be reached safely, we look in the loft.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a written report with photos and recommendations.

Getting ready for the survey

  • Make sure pets are kept safely away
  • For flats, make sure roof access has been agreed
  • Find any records of previous roof work

Gutter surveys around Crowthorne

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Homes near green spaces such as Edgbarrow Woods can get more leaves in their gutters in autumn. For site and facilities teams at buildings such as Crowthorne Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Why get it checked now?

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can back up into the roof space and the rooms below, often in the heaviest rain. Having them checked before autumn and winter makes sense. In a family home in Crowthorne, a small roof fault lets water into places you can’t see, soaking loft insulation, wall tops and timbers. By the time it shows inside, the job has grown.

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both including VAT. You’ll know the price for the job before booking.

Your questions about gutter surveys in Crowthorne

Is Crowthorne in the area you cover?

We do. The survey and report are the same in Crowthorne as anywhere else.

Can a landlord with a rental near Crowthorne station book a roof survey?

Yes, landlords and letting agents book with us as well as owners. Just phone 07833 053749 or email us and let us know about the building.

How experienced are you?

More than 5,000 surveys over 20+ years.

What will the report tell me?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put with the most urgent first where relevant.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Is a CCTV drain survey included?

No. We check above-ground rainwater only down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.

What happens after the survey?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
