Gutter surveys for homes and businesses in Hanworth
Eaves gutters at the front of a building are easy to spot but lots of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We look at them as far as they can safely be seen, from ground level, from windows, from the loft space and from the roof where it’s safe. Hidden gutters are a common source of leaks inside. We’re often asked to look into choked outlets or hopper heads and leaves and moss blocking gutters, on eaves gutters, outlets and hoppers and fascias and soffits.
Houses in smaller places like Hanworth can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.
The report works through the roof section by section, from the coverings down to the gutters. You will see the good as well as the bad.

Practical tips
Nothing here needs a ladder. Our suggestions:
- Watch ceilings under valley gutters for fresh marks
- Note any damp stains below the gutters
- Keep climbers away from the eaves
- Ask for valleys and parapet gutters to be cleared too
If we think the problem lies underground, we’ll say so, so a drain survey can be arranged. We also note anything else we spot on the roof while we are there.
Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse, and the water they spill can damage walls and timber.
Roof by roof
Fascias and soffits
On buildings from before 2000, soffits may be asbestos cement. We flag any that could be for a specialist asbestos surveyor to check.
Cast iron gutters
Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded as far as we can see them.
Hanworth homes and their roofs
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. Hanworth is part of Bracknell, one of the post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Low-pitched roofs shed water more slowly, and older concrete tiles, felt and gutters on these homes may be nearing the end of their life.
For businesses in and around places such as The Lexicon, a roof report helps plan work around trading rather than after a leak. If you let a flat or house near Bracknell station, a dated record of the roof is useful when planning maintenance across a let. The streets around a church such as St Michael and St Mary Magdalene's Church are often among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

The survey, step by step
Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. With a bit of garden around a house, as there frequently is around Hanworth, the roof can be viewed from several angles. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.
- First, you tell us what you’ve seen, such as overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the roof space, where there’s safe access, for signs of water getting in.
- We send a written report with photos and clear recommendations.
Preparing for the visit
- Clear the way to the loft hatch
- Agree roof access with the managing agent if it’s shared
- Point out any leaks or damp patches
Arrange a survey
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or send us an email with the details.
Advice
Hanworth: your questions answered
Is Hanworth within the area you cover?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
My home in Hanworth has a flat-roofed garage or porch. Is it worth having that looked at?
It’s frequently worth it, as these roofs are easy to forget. Cement sheet roofs on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed.
Will you fly a drone over my roof?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Can you survey a shared roof?
Yes, if the freeholder or managing agent agrees access. We check the parts we’re given access to.
Does someone need to be in?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.
Will I get photos?
Yes. The report includes photographs of what we found.
What you can safely check yourself
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
When you need someone else
It helps to know what a survey will not do before booking:
- Confirming asbestos in older rainwater goods
- The inside of buried drains
- Parts of gutters that can’t be seen safely
If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before booking. The full list of what we check.
