Chimney survey in Hanworth

A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we’ll recommend a structural engineer. We survey chimney breasts, shared and party-wall stacks and brick chimney stacks, and people most frequently book us about cracked or missing flaunching and a chimney out of line.

In a smaller place like Hanworth, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

After the visit, you get a report with photographs, emailed to you. It explains the condition of the chimney stack, the defects we found and what we recommend.

What a chimney survey does not cover

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Areas we cannot view from safe positions
  • Flue inspections or sweeping
  • Hidden damage within the stack

If in doubt, ring 07833 053749 or email us and we will recommend the right survey before you book. What our survey covers.

What we check

  • Chimney breasts
  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Flaunching
  • Lead flashings
  • Brick chimney stacks

How we price chimney surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Whether thermal imaging or a drone is needed
  • Whether it is a home or a commercial building
  • Basic, Standard or Premium
  • How big the roof is

Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Getting in touch

A little information up front helps. Please include:

  • Any photos you have, taken from ground level or a window
  • What’s prompted the survey
  • Your timetable, like an exchange date
  • The address and postcode of the property

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or drop us an email with the details.

What we look for on each type of roof

Lead flashings

Over time, lead can lift or come away from the brickwork. We photograph any we find that look loose or damaged.

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Cracks in it let water into the stack.

What happens on the day

Once we’ve finished looking, we write up our findings in a report with photographs. As for time on site, it usually takes about one to two hours for most houses, or half a day or so for a commercial building. Parking around Hanworth is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Getting ready for the survey

  • Note where any stains or damp appear
  • Make a note of anything you’d like us to look at
  • Let us know about parking before the day

Hanworth homes and their roofs

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you look after a shop, office or commercial unit, for example near The Lexicon, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Anyone responsible for a site like The Pines School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Do you need a chimney survey in Hanworth?

Flashings seal the gap where a stack passes through the roof. They can lift in wind, crack with age or pull out of the mortar joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead is also a target for theft.

A survey can pick up problems such as:

  • Signs that a stack is leaning
  • Cracked or missing flaunching
  • Eroded joints in the brickwork
  • Bricks with flaking faces

If you let a flat or house near Bracknell station, the gap between tenancies is a good time to have the roof looked at.

Before you book anyone

  • Whether the inside of the roof is included
  • How long the report takes to arrive
  • How they plan to inspect the roof safely
  • What happens after the report arrives

Questions from Hanworth

Will you come out to Hanworth?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Are flat-roofed garages and porches in Hanworth worth including?

Typically, yes: tell us about it as you book so the visit can include it. Many homes in new towns like Bracknell have flat-roofed garages and porches, and felt roofs frequently last around 15–20 years.

Do you need to go on the roof to check the chimney?

We inspect from wherever is safe: from ground level, windows and vantage points, and from the loft where there is access. Our Premium Survey includes a drone inspection where applicable. We note anything we couldn’t see.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

What happens next?

You’ll get the report by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Why it is worth a survey now in Hanworth

If a stack seems to lean, don’t leave it. Our survey records it and says when a structural engineer should look at it, so you can decide what to do next. Around Hanworth, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
