Chimney survey in Birch Hill: what you get
Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the loft space where it’s safe. A drone inspection is part of our Premium Survey where it applies. If we can’t see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. Typical surveys look at spalled or crumbling bricks and damaged chimney pots and cowls, on chimney pots and cowls, brick chimney stacks and lead flashings.
In a smaller place like Birch Hill, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what isn’t.

What happens on the day
The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes roughly 1–2 hours for most homes, a little longer where there are several stacks. In a smaller place like Birch Hill, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.
- You tell us whether any stacks are shared, unused or leaning.
- The flashings and the roof around each chimney are inspected.
- We check the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Getting ready for the survey
- If it isn’t your property yet, arrange access through the agent
- Move anything stored under the loft hatch
- Keep pets inside or away from the areas we’re looking at

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

- Gas safety checks, which need a Gas Safe registered engineer
- Areas we cannot view from safe positions

What a chimney survey looks like in Birch Hill
Birch Hill is part of Bracknell, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Low-pitched roofs shed water more slowly, and older concrete tiles, felt and gutters on these homes may be nearing the end of their life. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
If you run a business near The Lexicon, a dated report on the roof is useful for planning and for any lease discussions. If you look after a building such as Birch Hill Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark such as St Michael and St Mary Magdalene's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Your questions about chimney surveys in Birch Hill
Does a conservation area affect roof work in Birch Hill?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you survey roofs for landlords with property near Bracknell station?
Yes, letting agents and landlords book with us as well as owners. You can call 07833 053749 or send us an email with the address and a few details, including who will give access on the day.
Can you survey a chimney stack we share with next door?
Yes. Shared stacks are common on terraced and semi-detached houses. We survey what we can see safely, and note anything that seems to involve next door.
How much is a survey?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.
How do I book a survey in Birch Hill?
Simply ring 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day.
Do you need to get into the loft?
If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Can you tell me if my roof has asbestos?
No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.
Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
How we price chimney surveys
A few things affect what a survey costs:
- House, block, shop or office
- The size of the roof
- How tall the building is and how easy the roof is to see
- Which survey package you book
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.
What to let us know when you contact us
To price your survey accurately, we will ask about:
- The property’s address and postcode
- Photos of the roof, taken safely from ground level or a window
- Any deadline, such as an exchange date
- Any marks or damp showing indoors
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or drop us an email with the address and the days you’d prefer.
Tips from our surveys
You don’t need to be a roofer to help. What helps most:
- Do not use a ladder to reach the stack yourself
- Check your stacks from the ground after strong winds
- Have brackets on the chimney checked
- Use the report as a baseline for future checks
If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. That helps you brief them.
Watch for damp or staining on chimney breasts. Early signs are easier to trace.
