Signs you need a chimney survey in Wooden Hill

Where a chimney meets the roof, lead flashings keep water out. With age they can lift, split or come away from the joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead flashings can also be stolen.

We are frequently asked to look at:

  • Spalled or crumbling bricks
  • Damp patches on chimney breasts
  • Worn or missing pointing
  • Gaps in the mortar around the pots

If you look after a shop, office or commercial unit, for instance near The Lexicon, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Choosing a roof surveyor

  • Their track record with similar roofs
  • What exactly goes into their report
  • Whether the loft space is looked at, where there is one
  • Their drone registration, if they fly one

What a roof survey includes

How a chimney survey works in Wooden Hill

A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photos. If you’re worried about damaged chimney pots and cowls and spalled or crumbling bricks, we can find out what’s behind it, on lead flashings, chimney pots and cowls and flaunching alike.

In a village or hamlet like Wooden Hill, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

What you get is a clear record of the chimney stack on the day we saw it. That makes it useful now and a handy reference later, like when you want to compare after future work.

Booking your survey

A little information up front helps. It helps to include:

  • The property’s address and postcode
  • Photos of the roof, taken safely from ground level or a window
  • Anything about access we should know
  • The reason for the survey, such as buying, a leak or storm damage

Not sure which survey you need? It’s easiest to ring 07833 053749 or email us and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

The survey, step by step

Once we have finished looking, we write up our findings as a photo-illustrated written report. On timing, most surveys take about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Wooden Hill often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

Advice

How the survey changes by roof type

Lead flashings

Over time, lead can lift or come away from the brickwork. We photograph any we find that look loose or damaged.

Rendered stacks

Water can get in through cracks and then struggle to dry out. Cracks are photographed and noted.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Areas we cannot view from safe positions
  • Whether a gas appliance or its flue is safe
  • The inside of the flue, which needs a sweep or flue specialist

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. The full list of what we check.

Common questions in Wooden Hill

Can a landlord with a rental near Bracknell station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or drop us an email with the address and what you need, and we’ll talk through which survey suits.

Is Wooden Hill within the area you cover?

Yes, Wooden Hill is covered. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How much is a survey?

Our price is from £150, including VAT. We confirm the exact price before you book, based on the roof’s size, access and package. For a price, call 07833 053749 or email us.

Can you find out why my chimney breast is damp?

Usually it’s water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped, and record what we find.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

What happens after the survey?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Which parts of the chimney do you look at?

Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.

Local roofs in Wooden Hill

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a building such as Wooden Hill Primary and Nursery School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church like St Michael and St Mary Magdalene's Church are frequently among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Leave it or get it looked at?

If you’re thinking of removing or reducing a stack, it is useful to know its condition first. In a conservation area or on a listed building, changes may need permission from the council and the council can advise. For older village homes like those around Wooden Hill, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.
