Landlord and commercial surveys in Wooden Hill

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

About our flat roof survey in Wooden Hill

Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey EPDM rubber, upstands and outlets and single-ply membranes, and common reasons people get in touch are blocked or damaged outlets and splits and cracks in the covering.

In a small place like Wooden Hill, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey works

Once we have finished looking, we write up our findings in a report with photos, emailed to you. As for time on site, most surveys take roughly 1–2 hours for a house, and longer for a large or complex roof. For a village or hamlet like Wooden Hill, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We look at the roof from wherever it can be seen safely.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Before the survey

  • Clear the way to the loft hatch
  • Buyers: confirm access with the estate agent or seller
  • Tell us about parking before the day

Flat roofs in Wooden Hill

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

Take a building like Wooden Hill Primary and Nursery School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Take an older house close to St Michael and St Mary Magdalene's Church: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Honest limits

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • The condition of the deck or insulation hidden under the covering
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • A structural engineer’s assessment of the deck

If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey before booking. What our survey covers.

What we look at

  • Mastic asphalt
  • Single-ply membranes
  • Upstands and outlets
  • Felt flat roofs
  • EPDM rubber
  • GRP fibreglass

What you can safely check yourself

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What we’re asked to look at in Wooden Hill

The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.

Common reasons to book include:

  • Edge trims that have lifted or split
  • Water getting in at rooflights
  • Failed upstands where the roof meets a wall
  • Standing water left after rain

Landlords with a home close to Bracknell station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What to check before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How they plan to inspect the roof safely
  • Is there a chance to talk the report through?
  • How soon the report will arrive

Your questions about flat roof surveys in Wooden Hill

Will you come out to Wooden Hill?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Are flat-roofed garages and porches in Wooden Hill worth including?

It’s often worth it, as these roofs are easy to forget. Cement sheet roofs on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will explain what’s needed.

Can you test old roof sheets for asbestos?

Asbestos testing is not part of our survey. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Can you find where water is getting through my flat roof?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.
