What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Flat roof survey in Hanworth

Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. If you’re worried about a sagging deck under the covering and blisters and bubbles in the covering, a survey will tell you what’s going on.

Around a smaller place like Hanworth, flat roofs normally cover extensions, garages and dormers. Even a small flat roof can let lots of water into the room below. Knowing the covering and how it was laid tells you what to expect from it. Ponding, splits and lifting edges are the signs to look for from a window.

We keep jargon out of it: if work is needed, the report says so clearly.

How the survey changes by roof type

EPDM rubber

An EPDM rubber roof is usually one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.

How it works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. In a smaller place like Hanworth, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Your questions about flat roof surveys in Hanworth

How do I find out if my home in Hanworth is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Hanworth within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does a flat roof survey replace a RICS survey?

No. It’s a survey of the flat roof. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.

Can you survey any kind of flat roof?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Do you check flat roofs for asbestos?

Our survey doesn’t include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

How quickly is the report sent?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when you book.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Never stand on rooflights or fragile sheeting
  • Check the outlets after the leaves fall
  • Keep people off the roof unless they need to be there
  • Make sure new fixings through the roof are properly sealed

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.

Prices for flat roof surveys in Hanworth

Prices always include VAT. What changes the price is:

  • Features like valleys, chimneys, dormers and parapets
  • If the survey needs thermal imaging or a drone
  • Basic, Standard or Premium
  • Roof area

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

To price your survey accurately, we’ll ask about:

  • Dates you’re working to, such as exchange
  • The kind of building and roof involved
  • Where water is showing inside, if it is
  • Pictures from the garden or a window, if you have them

If you are buying, it is useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or use the contact form when you are ready.

Local flat roofs in Hanworth

Bracknell, which Hanworth is part of, is one of England’s post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Flat-roofed garages, porches and extensions from that era may have been re-covered more than once, or not at all. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list.

For site and facilities teams at buildings like The Pines School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. Landlords with a home close to Bracknell station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For businesses in and around places such as The Lexicon, the flat roofs over shops and commercial units are worth checking before a leak, not after.

Why it’s worth a survey now in Hanworth

A survey can show whether a whole new roof is needed or whether the problems are in a few places. Sometimes some details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer. Around Hanworth, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.
