About our flat roof survey in Lawrence Hill
Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. Common reasons to book are failed upstands where the roof meets a wall and water getting in at rooflights, on mastic asphalt, felt flat roofs and EPDM rubber.
Around Lawrence Hill, many homes have a garden room, garage or outbuilding with a flat roof. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It is worth mentioning them when you book, so the visit can include them, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What we do, step by step
The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. In total, it takes between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. In a smaller place like Lawrence Hill, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.
- We start with the details: the address, the roof’s use and any leaks or stains.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- Inside, we look for damp and staining under the roof where there is access.
- The findings are written up with photographs and recommendations and emailed to you.
Before we arrive
- If it isn’t your property yet, arrange access through the agent
- Keep pets inside or away from the areas we’re looking at
- Find any records of previous roof work

Advice
Different roofs, different checks
Felt and built-up roofs
The edges and upstands of a felt roof are normally where trouble starts. Every upstand and edge is checked, with photos of any that have lifted or cracked.
EPDM rubber
EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. The survey looks at laps, edge trims, corners and signs of puncture.
What a survey costs
Prices vary from roof to roof, for these reasons:
- How big the roof is
- Basic, Standard or Premium
- Building height and the viewpoints available
- The shape of the roof and its details
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.
Booking your survey
A little information up front helps. It helps to include:
- Access details, like a loft hatch or a shared roof
- Photos of the roof, taken safely from the ground or a window
- Where the property is, with the postcode
- When you need the report by
Not sure which survey you need? It is easiest to phone 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.
Practical tips
These tips come from what we see on roofs every week:
- Limit foot traffic on the covering
- Clear roof outlets and gutters each autumn
- Note any new marks on ceilings beneath the roof
- Keep records of when the roof was laid and what work has been done
If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.
Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.
Flat roof surveys around Lawrence Hill
About 4.7 miles north-east lies St Leonard's Hill, a reminder of how long the area around Lawrence Hill has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Lawrence Hill is part of Bracknell, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Many of those flat roofs have been re-covered over the years, and some may still have older felt.
If you let a flat or house near Bracknell station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If your house is among the older ones in the streets near Holy Trinity Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Questions from Lawrence Hill
How do I find out if my home in Lawrence Hill is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Are flat-roofed garages and porches in Lawrence Hill worth including?
Often, yes, so mention it when booking. Many homes in new towns like Bracknell have flat-roofed garages and porches, and felt roofs often last around 15–20 years.
Can you survey at the weekend?
Surveys run on weekdays and at weekends. To arrange a date, ring 07833 053749 or drop us an email.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Let us know about it as you book and we’ll plan the survey around it.
Will I get photos?
Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.
Are you structural engineers?
No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
Should I worry about standing water on my flat roof?
Standing water on a flat roof deserves a closer look. It often means a blocked outlet, poor falls or a dipping deck, and water that sits wears the covering sooner. Our survey notes the ponding and what seems to be causing it.
Common roof problems in Lawrence Hill
The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.
Here are some of the things we see frequently:
- Blocked or damaged outlets
- Splits and cracks in the covering
- Upstands pulling away from walls
- Water getting in at rooflights
If you run a business near The Lexicon, the flat roofs over shops and commercial units are worth checking before a leak, not after.
What to check before booking
- Whether VAT is added on top
- What exactly goes into their report
- Whether any drone flown is registered with the CAA
- Their track record with similar roofs

Honest limits
In fairness, there are limits to any roof survey:
- An exact number of years the roof has left
- A structural engineer’s assessment of the deck
