Questions from Birch Hill
Will you come out to Birch Hill?
Yes, Birch Hill is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Should a flat-roofed garage or porch in Birch Hill be checked too?
Frequently, yes, so mention it when booking. Many homes in new towns like Bracknell have flat-roofed garages and porches, and felt roofs often last around 15–20 years.
Does someone need to be in?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Do you take photos of the roof?
Yes. We photograph the roof as we go, and the report uses them to show each finding.
Are you insured?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
What happens after the survey?
You will get the report by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
About our flat roof survey in Birch Hill
Buying a home with a flat-roofed extension, dormer or garage? It is useful to know that roof’s condition before you exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. You then have something specific to put to the seller or agent. We survey felt flat roofs, GRP fibreglass and upstands and outlets, and the problems we are asked to look at most are dips that suggest the deck is deflecting and splits and cracks in the covering.
Outbuildings, garden rooms and garages in places like Birch Hill often have flat roofs of their own. They’re rarely looked at until something gets wet. If you want them looked at too, mention them when booking. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.
Where we cannot see part of the flat roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we cannot see
No survey can tell you everything, and it’s better to know them up front. Bear these in mind:
- Hidden layers beneath the covering
- Whether the deck or joists are strong enough
- Areas we cannot see or reach safely, including fragile rooflights and sheeting

Roof types and parts we check
- Felt flat roofs
- Upstands and outlets
- Mastic asphalt
- Single-ply membranes
- GRP fibreglass
- EPDM rubber
Roof by roof
EPDM rubber
EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. The survey looks at laps, edge trims, corners and signs of puncture.
Mastic asphalt
Asphalt roofs are common on older flats, walkways and commercial buildings. We look for crazing, cracks, blisters and splits at the skirtings.
Checking the roof from ground level
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Signs you need a flat roof survey in Birch Hill
Water that does not drain sits on the roof and speeds up wear. It typically comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.
Signs worth acting on include:
- Standing water left after rain
- Loose or cracked edge trims
- Outlets choked with leaves and silt
- Splits, cracks and crazing
Landlords with a home close to Bracknell station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Landlord and commercial surveys in Birch Hill
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
What a flat roof survey looks like in Birch Hill
Birch Hill is part of Bracknell, one of the post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Flat-roofed garages, porches and extensions from that era may have been re-covered more than once, or not at all. Cement sheet roofs on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check them before they’re disturbed. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
Anyone responsible for a site like Birch Hill Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Shop and office owners around The Lexicon may find that flat roofs over shops and units are easy to forget until water comes through a ceiling.

How the survey works
You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes between one and two hours for a small flat roof at home, and longer for a large commercial one. In a smaller place like Birch Hill, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there is access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Getting ready for the survey
- Move anything stored under the loft hatch
- If it isn’t your property yet, arrange access through the agent
- Make a note of anything you’d like us to look at
Getting a price
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or drop us an email with the details.
