Flat roof survey in Temple Park: what you get
Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photographs so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so it helps if you phone 07833 053749 or send us an email with the address and a rough idea of the roof area. If you’ve noticed standing water left after rain and gaps at upstands and abutments, we can find out what’s behind it, on mastic asphalt, upstands and outlets and GRP fibreglass alike.
In a smaller place like Temple Park, some flat roofs sit in the open, so wind catches loose edges and trims. Felt and bitumen also age in strong sun. The signs are splits, blisters and edges coming away. Standing water that lingers for days after rain is another sign worth watching for.
The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later.

Why get it checked now?
Standing water on a flat roof rarely sorts itself out. Most often it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Finding the cause now keeps more options open. Blocked gutters on homes around Temple Park overflow and soak walls, particularly where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.
Flat roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Your questions about flat roof surveys in Temple Park
Will you come out to Temple Park?
Yes, Temple Park is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
My home in Temple Park has a flat-roofed garage or porch. Is it worth having that looked at?
Frequently, yes, so mention it when you book. Many homes in new towns like Bracknell have flat-roofed garages and porches, and felt roofs often last around 15–20 years.
What if it rains on the day?
A survey can typically go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.
Do you check flat roofs for asbestos?
Our survey doesn’t include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.
Can you survey any kind of flat roof?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.
What’s in the survey report?
It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.
How quickly is the report sent?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
What affects the price in Temple Park
A few things affect what a survey costs:
- Height and safe access
- If the survey needs thermal imaging or a drone
- How complicated the roof is, with its valleys, chimneys and parapets
- The roof’s overall size
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
What to tell us when you contact us
If you can, have these to hand when you contact us:
- Your postcode, so we can check access and travel
- When you need the report by
- Why you want a survey: buying, a leak, a storm or new work
- Photos of the roof, taken safely from the ground or a window

What we look for on each type of roof
Mastic asphalt
Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. Our report notes crazing, cracks and any likely entry points.
Single-ply membranes
Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.
The survey, step by step
The visit has one job: to see as much of the flat roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It normally takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. With a bit of garden around a house, as there often is around Temple Park, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is checked where it can be reached safely.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Before the survey
- Unlock side gates and any roof access doors
- Make sure pets are kept safely away
- Let us know about any leaks, stains or damp patches you know of

Advice
When to book a survey in Temple Park
Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.
Most people get in touch after spotting something like this:
- Standing water left after rain
- Blistering in felt or asphalt
- Outlets choked with leaves and silt
- Splits and cracks in the covering
If you run a business near The Lexicon, a flat roof over a business is out of sight and out of mind until it leaks.
Choosing a roof surveyor
- Whether VAT is in the quoted price
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Which limits apply to the survey
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

Flat roofs in Temple Park
England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
If you live in an older home near St Andrew, the flat roofs on later extensions tend to wear out long before the main roof. If you own a rental within reach of Bracknell station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
