How a roof survey works in RG12

Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We survey the roof space, lead flashings and flat roofs, and common reasons people get in touch are cracked or blistered flat roof coverings and valley linings that have cracked or split.

We do not take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. The survey normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Homes and roofs across RG12

RG12 has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in RG12.

We work right across London and South East England, from the Isle of Wight to Hertfordshire, and RG12 is well within that. We survey on any day of the week.

Bracknell: Landlords with a home close to Bracknell station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like Ranelagh School: a written record of a large roof helps plan work for the holidays rather than in term time.

Honest limits

It’s a careful look at the roof, not the whole story. The main limits are:

  • Walls, floors and services below the roof
  • Faults hidden behind ceilings or boarding
  • An exact number of years the roof has left

What we’re asked to look at in RG12

Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. Small faults that start this way grow over time.

Typical things we’re asked to look at include:

  • Blocked, sagging or leaking gutters
  • Flashings that have come away from the wall
  • Crumbling chimney pointing or cracked flaunching
  • Slates or tiles that have slipped or broken

How the survey changes by roof type

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are checked. Leaning stacks and loose pots are recorded.

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Worn or split lead lets water straight in.

Tips that help

Most of what helps is simple and safe from the ground. Our suggestions:

  • Move stored items away from the loft hatch
  • Let us know about past leaks
  • Watch for slipped slates after bad weather
  • Gather any paperwork for past roof work

If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, so their quotes cover the same ground.

Keep the loft space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Make sure insulation does not block the airflow at the eaves.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.

Common questions in RG12

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

Can you tell me how long my roof will last?

We do not put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

How long will you be at the property?

Allow roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will confirm what to expect when we arrange the visit.

Will you climb onto the roof?

Where it is safe, yes. We also inspect from the ground, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

How much is a survey?

Roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.
