Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Thermal roof survey in Bracknell

Your report sets out the thermal images alongside ordinary photos, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. You can talk the findings through with us at the in-person consultation. A follow-up 12 months later is included too. Typical surveys look at damp around roof outlets and upstands and areas losing heat at the eaves and junctions, on flat roofs, loft conversions and ceilings below the roof.

Taller buildings, steep roofs and large commercial roofs are common in places the size of Bracknell, and many can’t be seen properly from the ground. A drone gives close-up photos, while thermal imaging can show patterns that point to trapped moisture or missing insulation. The right tool depends on the roof and what you need to know. Both depend on the weather on the day.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

When to book a survey in Bracknell

Not every roof problem shows on the surface. Wet insulation, gaps in insulation and heat loss are often invisible from outside. A thermal camera adds another way of finding them.

These are some of the problems a survey can pick up:

  • Thin or uneven insulation in the roof
  • Wet areas near outlets and upstands
  • Damp where roofs meet walls and chimneys
  • Wet insulation beneath the membrane

Anyone responsible for a site like Ranelagh School will know that thermal images can show where wet insulation sits under a big flat roof.

Questions to ask before booking

  • How much experience they have with roofs like yours
  • Which limits apply to the survey
  • Whether the loft is part of the inspection
  • Is VAT included in the price?

What a good roof survey covers

Thermal roof surveys in Bracknell: local notes

Bracknell was built as one of England’s post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Low pitches and flat-roofed additions are hard to see from ground level, so aerial and thermal views add detail. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you live in an older home near Holy Trinity Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image. If you run a business near The Lexicon, large commercial roofs are often easiest to see from the air or with a thermal camera.

Leave it or get it looked at?

Once insulation under a membrane is wet, it tends to stay wet. Over time, it insulates less well and can harm the deck. Finding the wet areas sooner keeps the work smaller. In commercial buildings and blocks around Bracknell, water through the roof costs more than the repair itself. It’s easier to plan work than to react to it.

Every price we give includes VAT, and the report isn’t charged as an extra. Thermal roof survey starts from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Where a building in Bracknell has a manager or access rules, those are sorted out before the day. At home, it helps to clear a route to the loft and point out any stains or leaks. You then get a written report with photos.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • Keep pets in another room
  • Gather any invoices or paperwork from past roof work

Honest limits

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Readings unaffected by sun, shade or reflections
  • Insulation values or heat loss calculations
  • Whether the deck or roof structure is strong enough

If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey. What our survey covers.

Common questions in Bracknell

How do I find out if my home in Bracknell is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you carry out roof surveys in Bracknell?

Yes. We cover the whole of London and South East England, and Bracknell is part of that. You can ring 07833 053749 or email us with the address and a few details.

How does a thermal imaging roof survey work?

A thermal camera shows differences in surface temperature. The patterns can suggest wet insulation, gaps in insulation or heat escaping. We check what it shows with moisture readings.

What does the report include?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put with the most urgent first where relevant.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Let us know about it when booking and we’ll plan the survey around it.

Can thermal imaging show missing insulation?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it’s warm inside and cold outside. We look from the loft as well, where there’s safe access.

Is thermal imaging included in your surveys?

Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.
