What we can’t see

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • A structural engineer’s assessment
  • Confirming water without moisture readings
  • Hidden layers that need to be opened up to check

If in doubt, ring 07833 053749 or email us and we will recommend the right survey. What a survey covers and doesn’t.

What this survey covers

  • Insulated roof spaces
  • Pitched roof slopes
  • Ceilings below the roof

  • Commercial roofs

Thermal roof survey in Owlsmoor: what you get

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera doesn’t see water itself, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. If you’re worried about areas of a flat roof that may hold water and leaks that are hard to trace, a survey will tell you what’s going on, whatever the roof.

Older cottages and houses around Owlsmoor may have little insulation, and some have extensions with their own roofs. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Findings are checked with moisture readings where needed. Results depend on the weather, so the visit is planned around the forecast.

Where we cannot see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t.

Leave it or get it looked at?

A poorly insulated roof loses heat year after year. The camera can point to gaps and thin areas in the insulation, so improvements can go where they’re needed. Blocked gutters on homes around Owlsmoor overflow and soak walls. Dealing with the cause is simple; drying out a wall is not.

Prices start from £400, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Owlsmoor questions

Will you come out to Owlsmoor?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Does a conservation area affect roof work in Owlsmoor?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Will the camera show exactly where the water is?

No, not on its own. It shows surface temperature, and wet areas can show up because they hold heat differently. That’s why we check any patterns with moisture readings.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

Will you photograph what you find?

Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll explain what’s needed.

How the survey works

Every roof is different; as a rough guide, the survey takes between one and two hours for a house, though large, tall or awkward roofs take more time. You are welcome to ask questions while we’re there. In a smaller place like Owlsmoor, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Preparing for the visit

  • Keep pets inside or away from the areas we are looking at
  • Point out any leaks or damp patches
  • If the roof is shared, arrange access with whoever manages the building

Getting a price

A quick phone call is usually the easiest start: ring 07833 053749 or send us an email and we will ask a few questions about the roof. The price is agreed before a date is set.

Advice

Drones, thermal imaging and Owlsmoor roofs

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

For an older house near a landmark like St George's Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image. Take a building like Owlsmoor Primary School: a drone or thermal camera can show a large roof in a single visit.

Landlords, agents and block managers in Owlsmoor

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the roof, with photos, useful for planning maintenance.

How the survey changes by roof type

Single-ply and EPDM roofs

On big single-ply roofs, the camera helps show where to take readings. That makes the survey more focused.

Felt and asphalt flat roofs

Built-up felt and asphalt roofs can hide trapped water for a long time. The camera can give clues to where it is sitting, when the conditions allow.
