Thermal roof surveys for homes and businesses in College Town

Thermal imaging is useful when a damp patch has no clear cause. Leaks often run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. The images are used alongside a visual inspection and moisture readings, so no conclusion rests on one method alone. We survey flat roofs, pitched roof slopes and ceilings below the roof, and the problems we are asked to look at most are wet insulation beneath the membrane and moisture around outlets and upstands.

Around College Town, lots of roofs are low enough to see partly from the garden or the street. The parts you cannot see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day. Even so, a close-up image often shows wear on ridges and flashings that a view from the ground misses.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we’re asked to look at in College Town

People often book a thermal survey when a damp patch has no obvious cause. A leak may start well away from where the stain appears. The camera helps narrow the search.

It is worth booking a survey if you’ve seen:

  • Leaks far from where the stain appears
  • Areas losing heat at the eaves and junctions
  • Possible trapped moisture under a flat roof covering
  • Wet areas near outlets and upstands

Anyone responsible for a site like College Town Primary School will know that a drone or thermal camera can show a large roof in a single visit.

Questions to ask before booking

  • When you’ll get the report
  • Whether any drone flown is registered with the CAA
  • Whether the roof space is looked at, where there is one
  • What experience they bring

Prices for thermal roof surveys in College Town

Prices vary from roof to roof, for these reasons:

  • Roof area
  • Chimneys, valleys, parapets and other details
  • The package you choose: Basic, Standard or Premium
  • The height of the building and how the roof can safely be seen

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We can help you choose the package that fits what you need to know.

What to tell us when you contact us

The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:

  • Where any leaks, stains or damp patches show inside
  • Where the property is, with the postcode
  • What made you get in touch
  • How the loft is reached, if there is one

Unsure which package suits your roof? The easiest way is to phone 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Questions from College Town

Do you cover smaller places like College Town?

Yes, we do. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you carry out roof surveys in College Town?

We do. The survey and report are the same in College Town as anywhere else, and visits run on weekdays and weekends.

Can thermal imaging show missing insulation?

Thermal images can suggest where heat is escaping and where insulation may be missing. The survey is not an energy rating or a heat loss calculation, but the report shows where to look more closely.

Do you use drones?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Will I get photos?

Yes. The report includes photographs of what we found.

Is thermal imaging useful on pitched roofs?

It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.

How long will you be at the property?

Expect it to take between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. The written report follows by email, on the timescale of your package.

What happens on the day

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It usually takes about 1–2 hours on an ordinary house, and longer for a large or complex roof. Homes around College Town often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. We write up the thermal images alongside ordinary photos and recommendations.

How to prepare

DIY checks: what’s safe

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Drones, thermal imaging and College Town roofs

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

The streets around a church such as Royal Memorial Chapel are often among the oldest in a place, and if you own one of the older houses nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What happens if roof problems are left?

Wet insulation under a flat roof does not dry out on its own while the covering stays on. In time, it stops insulating properly and can damage the deck. Finding the wet areas sooner keeps the work smaller. Tradespeople may need to travel further to a smaller place like College Town, so it is useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.
