Roof leak investigations in Owlsmoor

Roof leak investigations for homes and businesses in Owlsmoor

On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Ponding water makes any weakness worse. We check both the covering and the room underneath. Leaks under flat extension, garage and dormer roofs are common. Felt often lasts around 15 to 20 years, so age is part of the picture. We survey chimney stacks, valleys and parapet gutters and flat roof details, and the problems we are asked to look at most are staining around the chimney inside and water coming in around a roof light or dormer.

In a smaller place like Owlsmoor, some roofs face open ground, where driving rain gets into any gap at a ridge, verge or flashing. A leak that only appears in certain weather often points to an exposed detail. Let us know when it happens when you contact us. The gutters on the most exposed side can overflow too.

After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the leaking roof, any defects and our written recommendations.

Different roofs, different checks

Chimney stacks

We look at the outside of the stack and the breast inside, and it isn’t a flue or gas safety check.

Parapet and box gutters

Some older terraces have a butterfly roof with a valley gutter in the middle. If that gutter or its outlet fails, water can come through the top-floor ceiling.

What happens on the day

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take between one and two hours for most homes, though a hard-to-trace leak can take longer. Parking around Owlsmoor is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. From the roof space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Getting ready for the survey

  • Check the loft hatch can be reached
  • If the roof is shared, arrange access with whoever manages the building
  • Gather any invoices or paperwork from past roof work

Advice

What we can’t see

In fairness, a roof survey has limits:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • A promise to find every leak on a single visit
  • Structural calculations (that is a structural engineer’s job)

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. The full list of what we check.

  • Rooflights and dormers
  • Flat roof details
  • Slate and tile slopes

  • Chimney stacks

Roof leak investigations in Owlsmoor: local notes

If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

For landlords with property near Sandhurst station, a tenant living with a leak needs the cause found, not just the stain painted over. Trees in and around Edgbarrow Woods shed leaves that can end up in nearby gutters.

Owlsmoor is about 1 mile north of Sandhurst, in Bracknell Forest. Anywhere in Owlsmoor, we can carry out roof leak investigations at your property, on a weekday, Saturday or Sunday. Owlsmoor is one of the places in Bracknell Forest where we work for roof leak investigations. We also survey roofs in Reading.

Roof leak investigations in GU47 and RG45 work the same way as everywhere else we cover. Whether your property is on Oak Avenue, South Road and Church Road or anywhere close by, we can help. We also cover the places around Owlsmoor: Sandhurst (1 mile south), College Town (1 mile south), Crowthorne (1 mile north-west), Blackwater (2 miles south) and Frogmore (2 miles south). Common roof problems in Owlsmoor

A roof valley collects the rain from two slopes. Worn lead, cracked linings or a build-up of leaves and moss can push water under the slates or tiles. The stain may appear well away from the valley itself.

Look out for signs like these:

  • Wet patches high on an inside wall
  • Stains around a skylight
  • Staining around the chimney inside
  • Drips from nail tips in a cold loft

Take an older house close to St George's Church: lead flashings, valleys and old chimneys are typical places for water to get in.

What to check before booking

  • Whether VAT is added on top
  • Their report turnaround times
  • Whether the loft is part of the inspection
  • Their drone registration, if they fly one

What a good roof survey covers

Owlsmoor questions

Is Owlsmoor in the area you cover?

We do. Every survey there gets the same written report with photos.

Is my home in Owlsmoor listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

Can you find a leak when it is not raining?

In most cases, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.

What do I do with the report?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

How fast do I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

Can you always find the source?

Not always, and we will be honest about that. Water can travel a long way, and some leaks only show in particular storms. If we can’t be sure, the report ranks the possible sources.

What you can safely check yourself

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Tips that help

There’s plenty you can do without going near the roof. What helps most:

  • Move stored items away from the hatch
  • Tell us about any past repairs to the roof
  • Note the weather when the leak shows
  • Put a bucket under the drip and move valuables

Where we find more than one possible route, we say which is most likely and why. Recommendations are prioritised by urgency where relevant.

Do not block the vents at the eaves. Good airflow reduces condensation, and condensation is a common false alarm. Make sure insulation does not block airflow at the eaves.
