York Town Roof Leak Investigation
Find out what’s going on with the leaking roof before you spend money on it. We carry out roof leak investigations in York Town, with photographs and a clear written report.
- Drips from nail tips in a cold loft
- Wet patches on loft insulation
- Water that shows only in certain storms
What a roof leak investigation doesn’t cover
To be straight with you, there are limits to any roof survey:
- What’s under the covering or behind the plaster
- Carrying out the fix
- Leaks that only appear in weather we can’t recreate
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What a survey covers and doesn’t.
What this survey covers
- Valleys and parapet gutters
- Slate and tile slopes
- Chimney stacks
- The roof space
- Flat roof details
- Lead flashings
- Rooflights and dormers
Roof leak investigation in York Town
Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. Each of these is checked in turn and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. Each one is looked at from wherever it is safe to see it. We survey flat roof details, lead flashings and slate and tile slopes, and the problems we are asked to look at most are water through the ceiling under a flat roof and leaks that appear only in driving rain.
In older homes around places like York Town, the underlay may be old bitumen felt, or there may be none at all. Without a sound underlay, any gap in the coverings lets water straight through. Whether it is long-term wear or recent damage makes a difference to what happens next. In the loft, damp battens or wet insulation are frequently the first clues.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Should I look at the roof myself first?
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.
Surveys for landlords and agents in York Town
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
The survey, step by step
You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about one to two hours, more where the leak is intermittent or the roof is large. Being in a smaller place like York Town doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. It is useful to show us anything you’ve already noticed.
- We start with what you’ve seen: where the stain is and when it gets worse.
- Inside, we check the damp area and the loft space above it.
- We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
- Moisture readings and thermal imaging are used where they help.
- We email a report with photos, the likely entry point and recommendations.
Getting ready for the survey
- Let us know about parking near the property
- Have keys ready for side gates, garages or roof access doors
- Have any questions written down, so nothing gets missed

York Town roofs and the weather
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the roof type helps narrow down where water may be getting in. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
Trees in and around Tekels Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you live in an older home near Church of St Michael York Town, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you let a flat or house near Camberley station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.
York Town is about 1 mile west of Camberley, in Surrey. York Town is part of the area we cover and the surrounding area as part of our work across London and South East England. Our Surrey coverage includes York Town. Guildford is in our area too.
Surveys in GU15, GU16 and GU47 are booked the same way as anywhere else. You’ll find streets like Tank Road, Vale Road and Slim Road, and we cover them all. Nearby, we also carry out roof leak investigations in Watchmoor (1 mile south), College Town (1 mile north-west), Hawley (1 mile south-west), Blackwater (1 mile west) and Camberley (1 mile east). Larger places within reach include Guildford (10 miles south-east), Woking (8 miles east), Farnham (9 miles south), Egham (11 miles north-east), Staines-upon-Thames (13 miles north-east) and Weybridge (14 miles east).

Useful tips for York Town property owners
You do not need to be a roofer to help. Here’s what helps most:
- Leave roof access to professionals
- Photograph the stain each time it appears
- Mention any plumbing above the damp area
- Mention earlier attempts to fix the leak
Once the work is done, hold on to the report. If water appears again, it shows what was found before, which makes the next step quicker.
Have flashings and flat roofs looked at every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.
York Town: your questions answered
Does a conservation area affect roof work in York Town?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is York Town in the area you cover?
Yes, York Town is within the area we cover. Our area covers London and South East England. You can ring 07833 053749 or email us with the address and some details.
Is this an asbestos survey?
No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
How should I prepare for the leak investigation?
Note when the leak appears and what the weather was doing, and take photos. Clear access to the loft. If water is near any fittings, have an electrician check them.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
