Pre-purchase roof surveys around York Town
Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
Landlords with a home close to Camberley station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Take an older house close to Church of St Michael York Town: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Pre-purchase roof survey in York Town
Older homes often have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Little of that is easy to judge from the pavement on a viewing. Our survey picks it out, with photographs that show you exactly where. Each finding is explained in plain words, so you know what it means for the house you are buying. We survey the roof space, gutters and downpipes and lead flashings and valleys, and the problems we’re asked to look at most are gaps where slates or tiles have come loose and damp timbers or stains in the loft.
In a smaller place like York Town, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs frequently have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

FAQs for York Town
Is York Town within the area you cover?
Yes, York Town is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Do you cover York Town?
We do. Every survey there gets the same written report with photos.
How quickly will I get the report?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we’ll help you choose.
Can I take the findings back to the seller?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision, so we cannot promise any saving.
Can you survey in bad weather?
Light rain does not typically stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.
How do I arrange a pre-purchase roof survey in York Town?
Simply ring 07833 053749 or use the contact form with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we’ll plan the survey around it.
What affects the cost of pre-purchase roof surveys
Survey packages start from £150, inc. VAT. The price for your roof depends on:
- The roof’s overall size
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether you choose the Basic, Standard or Premium Survey
- Whether it’s a home or a commercial building
Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for your survey before you book.
Getting in touch
To price your survey accurately, we will ask about:
- What’s prompted the survey
- The style of property, from a terrace to a block
- Your timetable, such as an exchange date
- Any marks or damp showing indoors
If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To get started, phone 07833 053749 or use the contact form.
How it works
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Some parts of a survey depend on the weather, so a visit to York Town is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We arrange access with you, the agent or the seller.
- The roof is inspected from every safe viewpoint, inside and out.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.

Different roofs, different checks
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip, so we look for gaps along the courses.
Flat roofs
Standing water, blisters, splits and tired upstands all point to wear. Blocked outlets are checked as well, and we say what we see from wherever is safe.
Tips from our surveys
These tips come from what we see on roofs every week, before and after a survey:
- Check we’ll be able to get into the loft space
- Ask when the roof was last worked on
- Pass the findings to your conveyancer
- Notice patches of new decoration in top-floor rooms
The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. If anything in the report isn’t clear, ask us.
Do not block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air cannot flow.
Landlord and commercial surveys in York Town
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.
Landlords, agents and building managers in York Town and across Surrey can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or email us.
DIY checks: what’s safe
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
