New roof snagging in York Town

How new roof snagging works in York Town

We check the coverings, ridges, verges, hips and valleys, along with the flashings and ventilation. We check the underlay at the eaves where it’s visible as well as the gutters. You get a photo report of what we found. We also note debris left behind and any damage to other parts of the building. We survey new-build homes, ridges and verges and flashings and valleys, and people most frequently book us about tiles or slates sitting out of line and loose or badly finished ridge tiles.

Houses in smaller places like York Town can stand more in the open than those in a built-up town, which can mean more wind and rain on the roof. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. Whether you’re buying or signing off new work, those edges deserve a careful look. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the new roof, any defects and our written recommendations.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Prices for new roof snagging in York Town

Not every roof costs the same to survey, and it comes down to:

  • House, block, shop or office
  • Roof area
  • How tall the building is and how easy the roof is to see
  • Whether you choose the Basic, Standard or Premium Survey

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What we need to know

You do not need to know any roofing terms. Just tell us:

  • What kind of property and roof it is
  • Where any leaks, stains or damp patches show inside
  • When you need the report by
  • Where the property is, with the postcode

When you’re ready to go ahead, phone 07833 053749 or drop us an email. We will suggest a package, agree the price and find a date, weekday or weekend.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Keep the contract and invoices together
  • Watch for gutters overflowing in rain
  • Arrange the inspection before settling the final bill
  • Walk round the house to look for knock-on damage

Your roofer can use the report to put the snags right. If there is a dispute, it’s between you and your roofer or builder; we report on what we see.

Note the end date of any defects or warranty period. Arrange an inspection in good time so there’s time to raise anything.

What happens on the day

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes an hour or two for a house, or half a day or so for a commercial building. Parking around York Town is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from the ground, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. You receive a report to share with your roofer.

Preparing for the visit

  • Check the loft hatch can be reached
  • Show us where any leaks or stains appear
  • If it isn’t your property yet, arrange access through the agent

York Town questions

Will you come out to York Town?

We do. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in York Town is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How do I arrange new roof snagging in York Town?

The quickest way is to phone 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we’ll take it from there. Surveys run seven days a week.

Will you check the loft?

Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

What does a new roof inspection include?

Coverings, ridges, verges, hips, valleys and flashings are all checked, along with ventilation, gutters and the underlay at the eaves. We look for leftover debris and knock-on damage too.

Will you go up on the roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed.

Local roofs and buyers in York Town

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

The streets around a church such as Church of St Michael York Town are often among the oldest in a place, and if your home is one of the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. For landlords with property near Camberley station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What happens if roof problems are left?

Raising snags before the final payment is typically simpler. Once the job is paid and the roofer has moved on, getting them back can take longer. Our report lists what to raise. Blocked gutters on homes around York Town overflow and soak walls, particularly where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.
