How new roof snagging works in Hawley

A new roof needs to breathe. Where vents have been fitted at the ridge or eaves, we check them, and check the loft space for signs of condensation. What we see goes in the report. Without enough airflow, a roof space can suffer from condensation, so it’s worth raising early. It all goes in the report. Common reasons to book are gutters or fascias damaged during the job and signs of condensation in the roof space, on loft conversions and dormers, ridges and verges and flashings and valleys.

In a smaller place like Hawley, homes are mostly houses and bungalows, from older cottages to more recent builds. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the new roof, the defects we found and what we recommend.

Checking the roof from the ground

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

How it works

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect an hour or two at most homes, though large, tall or awkward roofs take more time. For a survey in Hawley, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Hawley questions

Do you cover Hawley?

Yes. We survey roofs across London and the South East, and Hawley is part of that. You can call 07833 053749 or use the contact form with the address and some details.

Do you cover smaller places like Hawley?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.

How soon after the work should I book a snagging inspection?

Ideally before you make the final payment, while the roofer is still on hand. Otherwise, book before your defects or warranty period runs out.

What does a new roof inspection include?

Everything we can see safely, from the ridge and verges down to the eaves and gutters. We look in the loft where it’s safe, and we note any mess or damage left after the work.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Will you check every nail and clip?

No. We inspect what can be seen without opening up the roof, so fixings under the coverings can’t be checked. The report says what could and couldn’t be seen.

Different roofs, different checks

Clay and concrete tiles

Verge and eaves tiles are where snags frequently show on tiled roofs. They get close attention.

Slate roofs

Good natural slate is very long-lasting, so a new slate roof should be laid well. We look for slipped, cracked or uneven slates.

Hawley homes and their roofs

If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. For a purchase or a newly finished roof, the materials decide which details matter most.

The streets around a church such as Holy Trinity Church are frequently among the oldest in a place, and if you own one of the older houses nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you own a rental within reach of Blackwater station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

How we price new roof snagging

The price reflects the time and kit the roof needs. The main factors are:

  • How tall the building is and how easy the roof is to see
  • Which survey package you book
  • Roof area
  • Extensions, dormers and garages with roofs of their own

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for the job before booking.

What we need to know

Getting the details right at the start saves time. Please include:

  • Why you want a survey: buying, a leak, a storm or new work
  • The style of property, from a terrace to a block
  • How the loft is reached, if there is one
  • Where any leaks, stains or damp patches show inside

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or drop us an email.

What happens if roof problems are left?

Some faults only show when water gets in. Checking early gives you a record of the roof’s condition at handover. Tradespeople may need to travel further to a smaller place like Hawley, so it is useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

For a price for your roof in Hawley, phone 07833 053749 or use the contact form with the address and a few details. The price is agreed before a date is set.
