Pre-purchase roof surveys in Watchmoor

Landlords, agents and block managers in Watchmoor

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

How a pre-purchase roof survey works in Watchmoor

Book after your offer is accepted and before exchange. That’s when the findings are most useful, while you’re not yet committed. Visits run on weekdays and at weekends, which helps when the chain is moving fast. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We survey chimney stacks, natural slate and lead flashings and valleys, and people most often book us about gutters that overflow or drip at the joints and flashings that have lifted or split.

Around Watchmoor, you’ll mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. Whether you’re buying or have just had the roof replaced, that hidden layer is worth knowing about. Breathable membranes only appeared in the late 1990s, so older roofs frequently have bitumen felt or nothing at all.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Leave it or get it looked at?

Without a survey, you are relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you’re tied in. Homes in smaller places like Watchmoor can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

What you get with us

  • CAA-registered drone operator (Flyer ID and Operator ID)
  • Insured for professional indemnity and public liability
  • An independent view of the roof
  • 20+ years’ experience

What we look for on each type of roof

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and the South East. Worn or cracked lead lets water straight into the roof, and missing lead is not unknown, as it’s a target for thieves.

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Your questions about pre-purchase roof surveys in Watchmoor

Do you cover smaller places like Watchmoor?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Is my home in Watchmoor listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

What if it rains on the day?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.

Can I use the report to negotiate on price?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller, so we cannot promise any saving.

How do I book a survey in Watchmoor?

Simply ring 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Signs you need a pre-purchase roof survey in Watchmoor

Blocked or leaking gutters do damage that is not obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Valley and parapet gutters can overflow inside the house. They’re part of what we look at.

It is worth booking a survey if you’ve seen:

  • Quick fixes on flashings and valleys
  • Gutters choked with leaves and moss
  • Gaps where slates or tiles have come loose
  • Lead that has worked loose at a wall or chimney

For landlords with property near Blackwater station, a written report helps before buying a rental or paying for a new roof on one.

Before booking any roof surveyor

  • Will they check the loft as well as the outside?
  • How long the report takes to arrive
  • Will the report include photos?
  • Which limits apply to the survey

What a roof survey includes

How the survey works

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, from ground level, from windows, in the loft space and by drone where applicable. Most surveys take an hour or two at a typical house, with time for the loft where it can be reached. Some parts of a survey depend on the weather, so a visit to Watchmoor is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

How to prepare
