Landlord roof survey in Watchmoor
A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs over blocks, rear additions and garages are covered too when they’re in the agreed scope. Chimney stacks, parapets and party-wall upstands are checked as far as they can safely be seen, along with the loft space where there’s safe access. Typical surveys look at flashings that have come away and cracked or leaning shared chimneys, across gutters and downpipes, shared roofs and converted houses.
Houses in smaller places like Watchmoor can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A close look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Watchmoor: your questions answered
Do you cover smaller places like Watchmoor?
Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.
Does a conservation area affect roof work in Watchmoor?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
How long does a landlord roof survey take?
Most visits to a house take about 1–2 hours and larger buildings take longer.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.
Can your report tell us who pays for the roof work?
No, we don’t advise on leases, so ask your managing agent or a solicitor. Our job is to report on the roof itself.
How much is a landlord roof survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Blocks are priced on their size and roofs. Just call 07833 053749 or use the contact form for a price.

Local roofs in Watchmoor
An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you let a flat or house near Blackwater station, the gap between tenancies is a good time to have the roof looked at. If you live near a park like Tekels Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Signs you need a landlord roof survey in Watchmoor
Roofs on let and shared buildings often get less regular attention than owner-occupied homes. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.
Most people get in touch when they’ve noticed something like this:
- Parapets and upstands in poor repair
- Leaks into upper flats
- Mortar falling from ridges and verges
- Gaps where tiles or slates have slipped
If your house is among the older ones in the streets near St Mary's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What you can safely check yourself
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
How the survey works
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes roughly 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. With a bit of garden around a house, as there often is around Watchmoor, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

Advice
Roof by roof
Roof spaces and lofts
Older roofs may have bitumen felt underlay or none at all. The report records the underlay where it’s visible.
Gutters and downpipes
Overflowing gutters soak walls and can lead to damp in flats. We record what we see.
Tips that help
From years of surveys, a few habits stand out:
- Keep roof surveys on a rolling plan
- Deal with urgent items first
- Give residents notice before a survey
- Have gutters and outlets cleared every year
How soon the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Agents often choose the package that suits the building.
Keep the roof space accessible so the roof can be checked from inside. Stored items over the hatch make checks harder.
