About our storm damage roof report in Watchmoor

Our storm damage report starts from £150. You get a written report with photos by email. It isn’t a repair quote and does not include repair costs, so you will need a roofer’s quote for that. The insurer may still send a loss adjuster of its own. What you get is an independent record of the damage and what seems to have caused it. Typical surveys look at damaged gutters and fascias and loose or broken chimney pots and cowls, across flashings, ridges and hips and gutters and fascias.

In older homes around places like Watchmoor, the underlay may be old bitumen felt, or there may be none at all. Once the slates or tiles let water past, there is little to stop it reaching the ceiling. Finding where it gets in, and whether it’s old wear or new damage, decides what comes next. Wet battens and insulation in the loft are often the first clue.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

What we look for on each type of roof

Chimney stacks

Older stacks with worn pointing or cracked flaunching are more likely to suffer. We record both the storm damage and the older wear.

Lead flashings

Old flashings that were already loose can give way in a storm. We record what looks recent and what looks older.

What a storm damage roof report looks like in Watchmoor

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

If you look after a building like South Camberley Primary and Nursery School, a leak through a large roof is often found some distance from where the water shows inside. If you own one of the older houses in the streets near St Mary's Church, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks.

What happens if roof problems are left?

Many policies expect damage to be reported promptly. Check the wording and tell your insurer as soon as you can. Our report can then add a clear record. With lower homes, common in places like Watchmoor, there is little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

What affects the price in Watchmoor

Prices always include VAT. What changes the price is:

  • Features like valleys, chimneys, dormers and parapets
  • The height of the building and how the roof can be seen safely
  • The package you choose: Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed

Every price we give includes VAT, and the written report is part of the package. Storm damage roof report starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What to tell us when you contact us

Before you get in touch, it helps to have:

  • Dates you’re working to, such as exchange
  • Pictures from the garden or a window, if you have them
  • Where water is showing inside, if it is
  • How the loft is reached, if there is one

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, ring 07833 053749 or use the contact form.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What happens on the day

Once we have finished looking, we write up our findings in a report with photos, emailed to you. On timing, it usually takes about one to two hours for a house, though large, tall or awkward roofs take more time. A visit to Watchmoor is planned like any other: the time, the access and where to park are agreed beforehand. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. We view the roof from wherever it can be seen safely, including the loft where there is access.
  3. We photograph and record every area of damage we can see.
  4. We check whether the damage fits storm damage, older wear or both.
  5. We send you a written report with photos, ready to give to your insurer.

Preparing for the visit

  • Mention any parking restrictions on your street
  • Make a note of anything you’d like us to look at
  • Unlock side gates and any roof access doors

Once you know what you need, ring 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Advice

Your questions about storm damage roof reports in Watchmoor

Is my home in Watchmoor listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Watchmoor?

We do. Villages and rural addresses get the same survey as a town house.

Do you act for me with my insurer?

No. We write an independent report, and you decide how to use it. The insurer may send a loss adjuster of its own.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

How do I book a survey in Watchmoor?

To arrange a survey, ring 07833 053749 or use the contact form and tell us the address and what you want to find out. We’ll confirm the price and find a day that suits.

Is wear and tear covered by insurance?

Most policies do not cover wear and tear. Our report records storm damage and any older wear we see, so it is clear what we found. How the policy applies is up to your insurer.

Common roof problems in Watchmoor

Insurers frequently want evidence of what has been damaged and why. A written report with photos gives you something clear to pass on. The decision still rests with the insurer.

A survey can pick up problems like:

  • Ridge tiles that have come loose
  • Roofs hit by falling trees
  • Cowls or aerials dislodged in the wind
  • Water coming in after the storm

Landlords with a home close to Blackwater station may find that tracing a leak quickly matters when a tenant is living with it.

Questions to ask before you book

  • Whether you can ask questions once you have the report
  • Whether you get a written report with photos
  • Are they insured for the work?
  • What they will not be able to tell you
