Landlord and commercial surveys in Watchmoor
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.
Drone roof survey in Watchmoor: what you get
Neighbours’ privacy matters on every flight. We keep the camera on the roof we’re surveying, not on gardens or windows next door. If your roof is shared, a word with next door beforehand helps. We survey the roof you’ve asked us to look at. Each flight is kept short and stays focused on the roof we’re there to survey. We survey valleys and parapet gutters, fragile roofs and large and complex roofs, and the problems we’re asked to look at most are slipped or missing slates on a high roof and hidden gutters full of leaves.
In smaller places like Watchmoor, many homes are bungalows and houses with roofs you can partly see from ground level. The parts you cannot see, like rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. Both depend on the weather on the day, as calm, dry conditions suit both. Close-up images often show wear on ridges, verges and flashings that can’t be judged properly from ground level.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What we do, step by step
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely. The survey usually takes between one and two hours at a house, including the airspace and weather checks before take-off. A visit to a smaller place like Watchmoor is no different on the day: we look from the ground, from windows, from the loft and from the roof where it is safe. It is useful to show us anything you’ve already noticed.
- You give us the address so we can check the airspace.
- We arrange any permission that’s needed before we fly.
- On the day, we check the weather and the site before flying.
- The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
- You receive a written report with photos and recommendations.
Preparing for the visit
- Note where any stains or damp appear
- Agree roof access with the managing agent if it’s shared
- Gather any invoices or paperwork from past roof work

Advice
What a drone roof survey looks like in Watchmoor
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons.
If you look after a building such as South Camberley Primary and Nursery School, a drone or thermal camera can show a large roof in a single visit. For an older house near a landmark such as St Mary's Church, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Leave it or get it looked at?
From ground level, you’re guessing about most of a tall roof. Close-up photos show what’s really there. Seeing the problem makes it easier to decide what to do. Blocked gutters on homes around Watchmoor overflow and soak walls. Dealing with the cause is simple; drying out a wall is not.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

What you can safely check yourself
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.
Different roofs, different checks
Steep slate and tile slopes
Old slates and clay tiles can crack underfoot. A drone avoids that, so the survey does not add damage.
Flat roofs on tall buildings
Felt often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We record the signs of age we can see.
What a survey costs
All our prices include VAT. The things that change the price are:
- House, block, shop or office
- Any need for thermal images or a drone flight
- Chimneys, valleys, parapets and other details
- Height and safe access
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Drone roof survey starts from £400, including VAT.
Helping us price your survey
Some details help us suggest the right survey and price. When you contact us, it helps to mention:
- The kind of building and roof involved
- Your postcode, so we can check access and travel
- Any marks or damp showing indoors
- How the loft is reached, if there is one
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.
Watchmoor questions
Is drone flying allowed in Watchmoor?
It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone can’t fly safely in high wind or heavy rain.
Is Watchmoor within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.
What happens next?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
What does a roof survey cost?
Our price is from £400, including VAT. You’ll know the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or use the contact form.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.
Does the weather affect the survey?
Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.
Is this an asbestos survey?
No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
