Leaks and storm damage in Watchmoor
If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these roof types has its own typical places for water to get in.
For an older house near a landmark such as St Mary's Church, water on an older roof tends to find its way in at the lead, the valleys or the chimney. Living close to Tekels Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.
Watchmoor is about 2 miles north-west of Frimley, in Surrey. Surveys in Watchmoor work the same way as everywhere we cover: a careful inspection, photos and a written report. Our area takes in places right across Surrey, from the larger towns to small villages. There is also a page for Guildford.
Here we cover the GU15, GU17 and GU14 postcode area for roof leak investigations. You’ll find streets such as Lea Road, Wood Road and Vale Road, all of which we cover. Roof leak investigations for homes and businesses in Watchmoor
The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. Whoever does the work then has a clear starting point. We find and report the source, and the repair itself is a separate job. If you are worried about damp patches next to the stack and leaks below a flat extension roof, a survey will tell you what’s going on, on chimney stacks, valleys and parapet gutters and slate and tile slopes alike.
Chimney stacks on older houses around places like Watchmoor can let water in, at the flashings, the pointing or the mortar round the pots. Damp on a chimney breast is not always rain from above, which is why it’s worth tracing properly. The stack, its flashings and the loft space beside it are all worth checking.
We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Why act early in Watchmoor
Water damage grows the longer it’s left. Wet timbers start to decay, plaster softens and insulation stops working. Finding the source early keeps the damage down. Blocked gutters on homes around Watchmoor overflow and soak walls, especially where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.

What happens on the day
We will ask a few questions first, like when any problem began and what work has been done before. Then the inspection itself takes between one and two hours, more where the leak is intermittent or the roof is large. Parking around Watchmoor is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.
- You let us know where the water appears, when, and what the weather was doing.
- Inside, we check the stain and the ceiling around it.
- From the roof space, we trace the water’s route where there’s safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
- You receive a report with the likely source, photos and recommendations.
Before we arrive
- Move anything stored under the loft hatch
- Leave side gates unlocked
- If it isn’t your property yet, arrange access through the agent

Advice
Watchmoor: your questions answered
Will you come out to Watchmoor?
Yes, Watchmoor is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Do you carry out roof surveys in Watchmoor?
Yes, Watchmoor is within the area we cover. We cover the whole of London and South East England. You can phone 07833 053749 or send us an email with the address and a few details.
When does the report arrive?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
Is this a RICS survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.
Can you inspect my roof with a drone?
Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Can every leak be traced?
We cannot promise to find every leak on one visit. Many leave clear signs, but some only appear in certain weather. We report what we found and the likeliest sources.
Checking the roof from ground level
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.
Do you need a roof leak investigation in Watchmoor?
Blocked gutters can look like a roof leak. Hidden gutters behind parapets cause the most trouble, because when they block, water backs up and runs inside.
It’s worth booking a survey if you’ve seen:
- Damp patches next to the stack
- A leak that comes and goes with the weather
- Water marks that spread in wet weather
- Stains around a skylight
If you let a flat or house near Blackwater station, a clear finding on where water gets in helps you brief a roofer right away.
Questions to ask before booking
- Are they insured for the work?
- What follow-up you get after the report
- Whether the loft space is looked at, where there is one
- Their track record with similar roofs

Tips that help
Most of what helps is simple and safe from the ground. A few suggestions:
- Let us know what has already been tried
- Check whether pipes or tanks run near the stain
- Don’t climb onto the roof to look
- Record whether it leaks in every downpour or only some
If condensation is the cause, we explain it, and suggest how the loft space could be better ventilated. That avoids roof work that wouldn’t help.
Have leaves and moss cleared from gutters, valleys and outlets, especially in autumn. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.
